So more than likely that is going to happen. So the main thing to the media really doesn't go over very well is whenever the fed raises rates or lowers rates even that does not directly affect mortgage interest rates. So just the other day whenever they raised it the mortgage interest rates actually said hey there wasn't any surprises with this news so rates got slightly better. Now this morning's a different story it's actually coming up a little bit higher but the main thing that I'm telling people is if it makes sense to do something right now you may

5:14want to just do it because if it I had some clients probably two months ago thinking about doing refinance to do a bunch of stuff on their house and pay off some debt they wanted to wait a little bit. Well the rate went up about a half a percent from when they were thinking then. So they just missed out on that opportunity and it still could possibly make sense but it's one of those scenarios where it's not as good as what it was but you know if you have any family members that are renting and needing anybody to like kind of get a counseling session on stuff we're more than happy to help with that.
