It's only been a little over three years that AI has even been available for Joe Blow, right? The AI has been around for years, but Chatchy PT came on the scene in November of 2022, right? That's not that long ago. To bring this home, to anything you're doing in your appraisal business or your personal life or your relationships or what have you, we're all AI pioneers. Dustin Harris No blue shirt today, my friends. Well, it is blue. I guess there's some blue elephants on my shirt today. I am in honor of a recent trip. In fact, I literally have been home 48 hours. A recent trip to Thailand. I'm wearing my Thailand shirt today. I want to share with you some really, really cool things that happened over the last couple of weeks. And that is, I used AI every single probably three or four times a day, at least every day that I was in Thailand. Not just while I was there, but leading up to the trip, of course, and, of course, while I was there. Let's start with the planning phase. And by the way, this is not my encouragement necessarily to go to Thailand, though it is beautiful. The people are wonderful there.

It's called the land of smiles for a reason. Folks, these people are happy and and and we just felt safe. My wife on several occasions and and this is no disparaging the United States. But a couple of weeks ago, we traveled to New Orleans. My wife didn't feel safe alone during the day in New Orleans. Okay, much less during the night. Several times in Thailand, she said, I would feel 100% comfortable walking around alone at night here in Thailand. It was incredible. If you've not been, folks, first time in Asia for my wife and I, I would go back in a heart. Well, the plane ride was horrible. It is such a long plane ride. It's not the only time the first time that we've done that. We traveled to Australia years ago. Folks, you think the ride to Europe is bad. I mean, try being on the plane for 13 hours to land in Tokyo for a, you know,

two hour layover and then another seven hours to Thailand. Oh my gosh, it is grueling. And of course, you, you know, skip a day as you do that. Anyway, long story short, it was an absolutely amazing trip. I would do it again. Maybe not in a heartbeat. It's kind of like childbirth, right? I think. I mean, I'm never experienced it personally. But I hear that after childbirth, you know, the woman will say, no more. I'm done having kids and you know, give them a few months and they forget. So give me a few months. I might forget about the plane ride and want to go again, but it was an absolute beautiful time. My wife and I celebrated our 30th anniversary and we said, you know what? Let's do something big. Let's go to Thailand and we did and I am so happy that we did. But folks, here is the difference between all of the major trips that my wife and I have taken in the past and we've been very fortunate to have traveled the world.

We are now five continents in. There's two more that I plan on getting. I think that there may be a trip to Africa in the works soon, possibly next year, 2027. We'll see. And yes, I feel, you know, like I want to go to Antarctica at some point. You're going to do it. We'll see when that comes not now, but down the road. I would love to do all seven continents, but we have traveled extensively. And folks, I cannot tell you how different, better it was this time with AI. Let's start with the planning phase. Now, first of all, let me, let me back up for just a second. This is the appraiser coach podcast, right? Dustin, what are you doing? It's the appraiser coach podcast. What does this have to do with appraiser? Everything, folks, why do we do what we do? Literally. Now, you may not be a travel person, okay?

That, to me, is one of the joys of life is seeing this planet, visiting other cultures, learning history, experiencing new vistas that I've never experienced before. I love traveling, right? It's one of the reasons I do what I do. In other words, I don't work in appraisal because I absolutely love helping people get more gauges. Sorry, I just don't. That's just, that's just reality. I work in appraisal because it makes me money that I can spend on things like travel, okay? So, what does this have to do with appraisal? Well, I hope that some of the things that you've learned here on the appraiser coach podcast have helped you to be more efficient, more effective, and be able to spend more time. There's nothing I love more than sitting in front of either my mastermind group or one-on-one coaching with another appraiser who say, Dustin, because of the things that you have taught me, I've been able to take a trip with my wife. Years ago, one of my mastermind students, a brand new mastermind student,

he'd been in about a year, and he sent me a picture from the back of a cruise ship. And he said, Dustin, I have never been able to take a trip like this. He was there with his wife, and he said, I owe it to you. Now, I would quickly turn that back on him and say, no, you owe it to you. You did this, right? But there is nothing more satisfying than helping appraisers to live their life, their best life, because they implement good business practices. Okay? So, that's what this has to do with appraisal. Now, let's talk about travel. One of the coolest things about AI is it helped me to get on this trip. I don't think this trip would have been possible. At least looking at the budget, I probably would not have done it. Even though I had friends in CourageMe, I have two separate friends who loved Thailand as a Dustin. You've not been to Thailand. You've got to go to Thailand, buddy. And I said, well, it's just so expensive. And they said, no, no, no, no. You're looking at the flight, right? Forget that.

Yes, it's expensive to get there, right? Once you get there, it is not expensive. Now, what AI helped me to find was good deals on air travel. My wife and I traveled from Salt Lake City to Bangkok and back round trip for under $1,000 a piece. Now, folks, that is pretty amazing. And AI helped me to do that. The other thing that AI helped me to do is to pre-plan my trip. Now, I want to be clear. Let me tell you the type of traveler that I am. I am not the type that enjoys a minute by minute schedule. Okay? I could have done that with AI. I could have said, okay, we're there 10 days. And I want everything planned out for me. I don't like that. I like to travel in such a way that we do a few of the must-seize, right? We do some history stuff. We do the things that you just do when you go to an airport. You go to Yellowstone National Park and you see Old Faithful.

Okay? You don't skip Old Faithful unless you've seen it before. And honestly, it's overrated. It really is. I've been there many, many times, right? In fact, last time we went to Yellowstone with my family last year, I said, you guys want to stop and see Old Faithful and everybody in the car said, no, right? Do we want to deal with that? No. We've all been it. We've seen it. It's the same thing every time. We don't need to go back. Okay? But you, first time in Yellowstone, you see Old Faithful. Okay? That's just what you do. Okay? I love doing a few things like that no matter where I travel, but I also love to have my me time, right? My chill time. So what I did was I went into AI before I went in the trip, but I said, hey, help me to reserve the things that I need to reserve before I get there. Okay? Including hotels, right? It helped me to find some great accommodations in the three areas. We went to Bangkok to Chiang Mai and to Krabi. And I got some amazing deals. Talk about in Chiang Mai, folks, we stayed in the coolest little boutique hotel, right?

For $35 a night, AI helped me to find that, by the way. And by the way, I would not have chosen that hotel if it wasn't for AI, because when you look on the Google reviews, it was like 3.5. It was not high. Like there were some problems. When I went to AI or like, yeah, ignore the reviews, trust me, this is a cool place. And it was. It was a cool place, right? So accommodations beforehand, a couple of things that we needed to reserve, the elephant sanctuary that we went to was something we did beforehand. We did a private long tailboat ride in Krabi to Hong Island and some other islands. That was something that AI said, you know, you can do that when you're there, but you might want to reserve in advance. We went in January and January's fairly busy when it comes to Thailand. So it helped to not only find, but to reserve those things beforehand, okay? So I went to Thailand with a kind of schedule. And what I mean by that is we had some things that were set, right?

And then we had a lot of days that were not. So in the execution phase, I found that I was using AI frequently. I'll give you an example. The very first thing that happened to us was our plane was delayed. There was literally a dent in the wing that they did not find until we were taxing in Salt Lake, okay? We were on the tarmac and they turned us back to the gate and we sat there for three hours while they tried to fix this dance and finally said, can't do it. So midnight, we get a hotel for a six a.m. flight. We literally got three hours of sleep, okay? And AI helped me to rebook. And by the way, it also helped me to get refunds on the trip. So it ended up, I ended up making money on the deal, okay? Because of the mechanical problems that Alaska Airlines had, okay? Not to mention a free night at a hotel. Now trust me, it wasn't worth it to get up with three hours of sleep and then travel, you know, the 24 plus hours that we needed to get to Thailand.

But AI helped make a bad situation better, okay? After the things that I loved about, you're traveling with AI as a companion, okay? I found that I was frequently like multiple times a day using AI. Things like, hey, by the way, Gemini was my LLM of choice. I used one thread the entire time. It was called Thailand trip, okay? And everything about Thailand was in that thread. So it remembered everything, including the pre-planning and the execution. So I would find that multiple times a day, I would say things like, hey, we have a couple hours this afternoon. What should we do? I didn't have to tell it where I was. It knew, right? It knew my schedule, right? I didn't have to to to remind it about anything, right? It would say things like, well, you're in Krabi right now and, you know, you've got a couple of hours. I knew the time. It's 306 in the afternoon. You've got a couple hours before sunset.

Why not these three activities, right? Very, very cool. I would also give it things like, hey, we've got three choices here. We've got one more day left in Chiang Mai. It already knew the things I'd done, right? Here are the three choices that I see that we have for this afternoon. What would you do, right? Knowing the type of traveler that I am, it would give me recommendations based on that type of situation. It knew things like my wife is gluten free. So when I would ask for a restaurant, it would always remember the gluten free thing, right? We found some extraordinary, by the way, my wife is a little bit fearful about going to to Thailand. And rightfully so, right? Eating is kind of a big deal, especially when you're in a foreign country, right? She was a little bit worried about it because she had watched a YouTube channel that was like a year and a half old that basically said, Thailand is not a gluten free, friendly country. And she was a little bit worried about finding things to eat.

Like they put soy sauce in everything and guess what, folks, soy sauce as gluten. So it was kind of a big deal for her. But what was cool is we found the coolest places to eat. And she was able to eat completely gluten free, really without too much difficulty. Every place that we were, we may not have eaten at the same places that the normal tourists would eat at, but we always found a restaurant that could cater to her situation. It was so cool. So when I would ask about, you know, what's a good place to eat? It would say, well, based on the fact that your wife is gluten free, here's three options within a half a mile of you, right? So cool. What time should we wake up in the morning in order to accomplish these, you know, four things that we want to do today, right? It would tell us, if you wake up at 7.30, it knew my wife takes about an hour to get ready in the morning, right? I know that's way too much time, right? It takes me like 10 minutes. Anyway, I don't know what's wrong with her. She's got hair. I don't. Anyway, point is, it knew exactly what time we should get up in order to do the things

that we did. Right? It helped me save money. Let me tell you a brief story. Several years ago, way before AI, by the way, my daughter was living in Akito's Peru. And we went to Peru to visit her, who was right before COVID. Well, she's living in Peru and she speaks Spanish, okay? So it was frequent, for example, that we would get taxis, right? These little mopeds that, you know, in Thailand, they call them Tuk Tukes, T-U-K-T-U-K Tuk Tukes. And you basically, you bargain with these taxi drivers, right? Well, they can see that you're white, right? They can see that you're from America. They're going to charge you four times what they would normally charge. Well, the great thing about having my daughter there was she was like, yeah, no, I don't think so. I know the price for this, right? And they would basically just back down, is she told him, hey, I live here and that's not an okay price. Here's the okay price. And like over and over and over again, we saved money. This is just one example, right?

Folks, I did not have my daughter with me in Thailand and she does not speak the language, okay? My wife and I don't speak the language either, whereas why does they come, okay? Now, first of all, the Thai people, I didn't think try to rip us off at all, okay? However, there were several times that I got a tuk tuk and I, before I got it, I said, hey, I need to travel from here to here. How much should I pay for a tuk tuk, right? AI would constantly say, yeah, this is 100 baht, okay? So I'd go out to the street and I would say, hey, I need to go here and the guy would say 200 and I go now 100 and he go, okay, right? Or when we were in Bangkok, everything had changed, right? So I went out and I forgot to talk to AI and I went out and I said, hey, we need to go here and it wasn't that far. It was like a five minute drive, right? And he said 300 and I'm like, no, 100 and he laughed to me off, right? So I went to AI and AI said, yeah, you're in Bangkok, dude, like prices are not the same.

So I went to the next guy, right? And he quoted me 300 and I said 200 and he said, yeah, right? This is the type of thing that is absolutely amazing. It remembers things that I wouldn't even know to ask, I'll give you an example. The last night we were in Bangkok, we had a river cruise planned, okay? And I jumped into AI because it was a little bit unclear as to where we were supposed to meet. One thing they're not great about with travel in Thailand is communication, right? Which is why I'm very grateful for AI. So I took the invitation, email, just did a snapshot on my phone, threw it in the thread, the Thailand trip thread in AI, okay, in Gemini. And I said, I'm confused where I'm supposed to meet. Of course, it told me that and then, without me even asking, it said, oh, by the way, the dress code is, it was smart business or smart casual, never even heard of that before. That's how cultured I am, folks.

I've heard of business casual, never heard of smart casual, okay? So I'm like, first of all, what is smart casual? So it tells me, right, for my wife and for me. And I'm like, yeah, here's what I've got. I've got ripped jeans, lots of shorts and elephant pants, right? And it was like, yeah, those aren't going to work. I'm like, really? Come on. I can't wear one of those. Now, yeah, you're going to totally fill out a place, Dustin, right? This is AI talking to me. But I got good news for you because from the Maryok that you're staying at and Bangkok, a five minute block to a mall with this store and in your price range, you can buy some pants. And guess what? It was 100% right, folks. Traveling with AI is a different experience than I have experienced before, right? Now, it's not that I haven't traveled with AI in the last couple of years, but this is the first major across the seas trip, right, to a different culture that I've used

All right, folks, we are talking about my trip to Thailand, and it was absolutely fabulous. Every single time I go anywhere, I come home with regrets. I just do, okay? I will tell you what my big regret was this time, just to be fair and full disclosure, okay? We were there for two weeks.

If I would do it over again, I would have added three or four more days, and instead of visiting the tourist heavy areas of Bangkok, Chiang Mai, and Krabi, I would have added one more stop to something remote. When I was in the courtyard area the day before flying home, I met with an individual in the lobby who travels to Thailand. He was from Phoenix, and he travels to Thailand four times a year with his wife. I told him about our trip, and I said, it's been amazing, and we just love Thailand, and he goes, man, he said, first of all, you did the right thing. Your first trip to Thailand, you have to do all the touristy things. You have to do Chiang Mai. You have to do either Puket or Krabi. You have to do Bangkok, right? But he says, next time you come, what you need to do, and he described what it means to get off the beaten path in Thailand is a completely different experience, right? If I have any regret at all, it's that I had spent more time and spent some time off the grid, if you will, away from all of the tourists, okay? So I always have regrets.

Always have regrets, right? And here's the thing, folks, I didn't have any regrets on the schedule that I had planned, and AI had helped me to plan. What I mean by that, right, is a lot of times I'll go to these areas, and I'll find out things later. I'm like, oh my gosh, we should have done this, or oh my gosh, we spent so much time figuring out this that we didn't have time to do that. Folks, AI made it so easy, right? It made it so easy that I was able to do everything that I wanted to do, right? And none of the stuff that I didn't want to do, and I was able to relax, right? Some of you might say, well, Dustin, it sounds like you were just heads down in your phone the whole time, like pull your head out and enjoy Thailand, folks. Yes, I was in AI a lot, but it was a matter of frequently just asking questions immediately getting an answer, and then my phone was away, right? I'll give you an example. The last two days we were in Krabi, right? So we're there, there's so many things to do, and we did some cool things, right?

But the last two days, the second of the last day, we sat on the beach literally the whole day, six hours. My wife and I sat on the beach, and about once an hour, we'd go get, you know, wet in the ocean and come back and sit on our little rock, right? That's it. My wife was reading a book. I was people watching. I did nothing, but sit there. I really did nothing. I wasn't scrolling my phone. I wasn't reading a book myself. I was people watching. I was watching the waves. I was watching the palm trees. It was amazing. The next day, I said, well, babe, there's a bunch of things we haven't done here in Krabi. What do you want to do? And she goes, honestly, I want to sit by the pool. I'm like, well, okay, cool. I mean, we could do that at home, well, not really this time of year and I'd hope, but, you know, that's something you don't have to travel 30 hours to get there, right? In the 30 hours home, we could do that, you know, closer to home and she goes, I know that that's what I want to do. I'm like, cool. We sat on a chase lounge all day long, literally from morning until evening, literally

sun up to sundown, right? And ordered food and sat there and people watched and did whatever, right? So don't tell me I spent my vacation in my phone. I will say this, though. I started thinking about this when I was there. It's only been a little over three years that AI has even been available for Joe Blow, right? The, you know, AI has been around for years, but Chatchy BT came on the, on the scene in November of 2022, right? That's not that long ago, which tells me something, folks, whenever you're new at something, you really could be considered a pioneer. I consider myself an anybody, by the way, that's using AI for travel. You're an AI travel pioneer, right? Welcome to the club. And by the way, I would extend that, right, to bring this home to anything you're doing in your appraisal business or your personal life or your relationships or what have you. We're all AI pioneers.

I continue to be blown away at what AI can do. I continue to be excited about the things that it will do, right? This was an epic journey for us in Thailand.
