You know, folks, over a thousand episodes now with the appraiser coach podcast. And today I am beginning a project that no doubt this is not hyperbole. This is absolutely true. And I've thought about this over and over again. I've done a lot of things over the last 15, 16 years since becoming the appraiser coach. This by far not even a little bit by far is the absolute biggest project to date. And I want to tell you about it. And I also want to break down some of the rumors and the criticisms that I've received already since making this announcement. It was first announced to the public on the 16th of February, 2026. And almost immediately started receiving DMs, not really criticisms, just questions kind of foreshadowing, maybe some criticisms. But I've received some other criticisms as well regarding AI and where the world is going, where the appraiser industry is going. And I
and I will in this video address all of those. Let me first set the stage just a little bit. And if you follow this podcast for any amount of time, none of this will be a surprise to you. Because from the very beginning, we're talking 2010 when I first began as the appraiser coach, my goal has always been the same. It has never changed. The way I describe it might be slightly different because I don't have it written out in front of me. I don't have it on a gold plaque behind me. But the gist of it is this folks. I love what I do as an appraiser. I found success as an appraiser. But even more so as an appraiser, that's not what I really am born to do. I was born. My mission in life, if you will, was to teach. And I know that because that's where I get my energy. When I'm able to teach, that's when I get excited. That's when I feel like I've arrived. That's when I feel and I'm not in any of that saying I'm a good teacher. I just know that that's what I love
to do. I love to take what I've learned and give it to others. More importantly, I love to watch the change that occurs when that happens. Meaning the light in someone's eyes goes on when they figure something out, when they are understanding what is going on better than they did before. That to me means this is what I was put on the earth to do, right? Again, not saying that I'm any good at it. I just know that that's where I get my energy. And when it comes to appraisers, specifically, most appraisers, a huge majority of appraisers, you all know this, you hear this everywhere, right? They feel overworked, they feel burdened, they feel like they're fees are low, like they're dealing with the AMC trap, right? This constant feeling like they're living paycheck to paycheck. Well, folks, I figured that out years ago. And so once I figured that out, I knew it was
my mission in life to take what I figured out and apply it to appraisers. So for the last 15 years, my goal has always been the same. It's to allow appraisers to get back their freedom, to make more money, to work less hours, to go back to enjoying why it is that they decided to become an appraiser in the first place. Okay, set that aside for just a second. And let me tell you about the phase of my life that I've been in over the last three plus years. When Chatshipiti came out in November of 2022, I immediately within a week and a half was on board. I was introduced to it. I fell in love with it. I am always a big technology guy from the very beginning of my life. My dad was a gadget guy. I was gadget guy, Jr., right? I love new tech. It was one of the first ones to adopt mobile appraisal when all of a
mode first came out with it. I think like in 2000, believe it or not, long before the smartphone. Smartphones didn't come out tell what 2008, 2009. I was using a Jornada or a compact, almost what you could call a pompai, but it was a handheld computer in the field way back then. I think I got my first disto laser measure in 2002. I've always welcomed new technology, always adopted it the best I could. With AI, it was no different. I knew this was going to change the world. I knew it was going to change the world. I knew that I needed to learn as much as I possibly can about AI. So I am not exaggerating. When I say I've spent hours a day, ever since ChatGPT came out, hours, not hour, hours a day, Monday through Friday, weekends, holidays,
learning about, practicing with, getting to know better and teaching AI. I have gone down the rabbit hole, if you will. And I love it. It's a little bit overwhelming sometimes because it changes so often, but folks, I'm in it for the long haul. I have committed myself because I am convinced this is going to change the world. I've committed to learn it myself, make it better in my life, and then turn around and teach it to others. That being said, on the 16th of February, I announced a new project that the appraiser coach is embarking upon. I don't know, I'm talking about myself in third person, but a project that I'm embarking upon called project Prometheus. Let me explain briefly what project Prometheus is. And then when we get back from the break, I'm going to address the naysayers and go into a little bit more detail. Project Prometheus
is a 90 day experiment. It's a project for a reason. I have no idea whether this is going to be successful or not, but the goal is to use AI to determine if we are progressed enough with artificial intelligence at this point that a single appraiser office can earn at least net, sorry, not earn net at least a hundred thousand dollars a year and do that working less than 40 hours a week with zero employees. Okay, so again, single appraiser office, make over a hundred thousand dollars a year to bring home less than 40 hours a week, and this is the most important thing, no employees. The only employee that this appraiser will have is AI. Now, when I come back from the break, I want to dive deeper into what that means and address some of the questions and criticisms that

I am announcing that I have, well, on March 1st, we're going to start this project on March 1st, 2026. The project is called Project Prometheus. And I didn't tell you the other name. I'm going to call it Project Prometheus
parentheses or Icarus parentheses. Let me explain. If you know anything about Greek mythology, you know that Prometheus was the Titan that created humans. And because all of the other cool things are already taken up, the claws, the sharp teeth, the running fast, the camouflage, all of the stuff that was given to various animals was already taken up. Prometheus felt like mankind was kind of left naked and not able to progress. So what did he do? He stole a spark from the gods and created or brought down fire to the humans, gave it to the humans. Now he was punished for doing so beside the point, okay? But the point is his Prometheus was trying to take fire from the gods and give it to the humans so that they could have a fighting chance. There was no other name for this project, other than Project Prometheus, because my goal folks is to prove that I can take fire from AI and give it to appraisers so that they can get out of
the trap that we talked about at the beginning of this episode. This trap of living paycheck to paycheck working 60, 70 hours a week, right? And and still just barely making it and not really enjoying our lives. I'm done with that. I know that you're done with that as well. And I think AI can be a huge help to that. Now, the other part of the project is or Icarus. You all know the story of Icarus. Icarus formed the wings and flew too close to the sun. The sun's heat melted. The wings any fell and died, right? My thought is this folks. This may be premature. I really do not know the answer. The the freaky thing about this project is I truly, truly do not know the end. I'm not making no promises. My goal again, can an appraiser make a net rather a hundred thousand dollars a year minimum work less than 40 hours a week and have zero
employees in the in the long run. I don't know. I think that that day is coming and I actually think it's here, but I really don't know the answer to that. So this is project Prometheus or Icarus depending on how close to the sun I fly too quickly. So let's see what this happened. What this does. By the way, a couple of weeks ago in January of this year, I did not think this was possible. Even though I'm deep down into AI and starting to program using innate and and lovable and replete and you name it, right? Learning stuff that I'd never learned before in my life. And creating apps and creating websites and creating tools that that that truly can be used in life. It still was just so much of a gap between what's available and how to actually implement it. That I really do not think that this project could have succeeded in 2025 or the first part of 2026. What changed? What changed was a little thing that originally started out as clawbot,
then became multi-bott and eventually settled on the name OpenClaw. Now folks, I know there was a lot of hype around OpenClaw. I was very careful when I stepped into that pool to make sure that the security was solid. I set this up in such a way that security would not be an issue. I set this up in such a way that I was just super, super careful about the way that I did it. I did not jump on the hype immediately. I gave it some time, took me about a week and a half to figure out my plan, get with an IT guy that knows what he's doing, right? And work hand in hand with him to set up OpenClaw. Now, when I did, I was blown away. I was more surprised than I thought I would be and I'd heard all the hype. I'd watched all the YouTube videos. I'd seen all the Facebook posts. I thought that I was prepared. I had no clue. When I started talking to my OpenClaw through I used Telegram like a person I was flabbergasted at how good this really was.
Absolutely amazing. And I was convinced immediately this may be it. Now you probably heard me make the comment that AGI is here. Let me clarify that because I got called out on that by someone that I highly respect and thank you, you know who you are. Thank you for calling me out on that. I don't believe that AGI is here. I believe that this gave us a glimpse into what AGI could be. By AGI, I'm talking about artificial general intelligence. To me, it was like the Wright brothers taking their first flight, right? When I say AGI is here, I mean, we are in the infancy stage, but it has now been birthed. I truly believe that. The more I play with OpenClaw, the more I realize it's got a mind of its own. And not in a bad way. It's there to help me. I wake up every morning to a morning brief. And in every one of my five businesses, it tells me something it thought about over the weekend or over the evening, rather. While I was sleeping doing nothing, it was thinking about each one of my businesses and saying, Dustin, I think
that if we do this, you can be more successful, Dustin. I think if we build this, you will make more money. You will have more time with your family. It's working in my behalf. And that brings me to Project Prometheus. We are going to, on March 1st, start a 60-day build. I have partnered with an anonymous appraiser, one of my members of my all-star team. I will never reveal who this person is. This is a real person. She is currently making about $180,000 a year. But she is working 60 to 70 hours a week. And she's got an assistant. Okay. So here's the way this works. We are going to spend she and I 60 days building out the engine that will run the back office and the front office, by the way. And at the end of that 60-day build, we will start on that 30-day test.
At that point, she will bench her assistant and it will just be her and open claw. Her and AI. Now, here's where the criticism start to come. The first one, Dustin, are you trying to replace appraisers? Okay. Folks, again, look at past episodes. I have addressed this a thousand times, but there is a reason that that quote behind me has been up for much longer than the many other quotes. I'm just going to turn around and read it again to you. AI won't replace people, but people using AI will replace people who don't. I believe that wholeheartedly. Folks, if you are worried about your job and you think that if you just avoid AI, that you'll be safe, the exact opposite is going to happen. Folks, AI is coming for all of us. I've said this multiple times. We're all fired. It's just a matter of how much time to get there. Okay. Now, what does this
mean for appraisers? I truly don't believe that appraisers are fired. I don't. I think that what AI is going to do is allow us to do our jobs better. I really mean that because instead of being held up by data entry and research and data collection and dealing with angry customers and updating AMCs and chasing after unpaid invoices and on and on and on, we can now harness the tools of AI and their only tools to now focus on why we were here in the first place. Why do they need a wet signature phone appraiser in the first place? It is because of your knowledge, your expertise, and your competency, and your willingness to remain an unbiased third party. Okay. A computer can't do that. I think appraisers' jobs are safe as long as they are using the tools that will allow them to focus on what's super important, and that is being an appraiser, being a valuation
professional. Now, so if you might ask, in fact, I've had some specific people ask, well, Dustin, you've been teaching for years to hire, to law of delegation, right? Hire an office manager, hire a virtual assistant, hire a data entry person, hire customer service, blah, blah, blah, blah, blah, and you're right, folks. But I am now convinced, and this is why the project is going forward. I'm now convinced that OpenClaw can be all of those back office and front office people. I truly believe that. So then the question comes, well, what about the people that I have working for me? Are you saying that they're going to lose their job, folks? I'm just going to be blunt with you? Eventually, yes. Again, we're all fired, and that includes your virtual assistants, that includes your customer service, that includes your office manager, that includes all of these individuals, right? We're all fired, but I will tell you what I told my virtual assistant, who by the way has worked for me off and on for the last nine years. We have a great relationship. I started showing her in my own sandbox, some of the things that could be done. And you've seen those videos. I've put them out on my
YouTube channel. Some of the things that OpenClaw can do for an appraiser. Well, they happen to be the same tasks that she does currently. She gets paid to do. And she didn't say it outright, but her body language, her words, reading between the lines, it was very obvious. She was freaked out. Like, this is going to replace me. And I said, just L, relax, just a little bit, okay? I don't anticipate that I'm going to let you go. What I anticipate is because I have five businesses to run, I want to be the owner of the business, and I want to have individuals, people still inside my businesses that can manage that AI. So you're going to eventually become an AI director, okay? A chief operating officer, if you will, of the AI, the agents that are going to be working in each of my businesses. By the way, folks, I've built out in OpenClaw, all of my five businesses, and it's already doing stuff in every single one of them, not just a appraisal. It is absolutely mind-blowing. And I will share all of that throughout this project.
And by the way, a couple other things, criticism, okay? Somebody said, well, what are you going to do? Just give it access to the MLS and a poll comps. Come on, guys. Really? Do you know me? If this is the first time you've ever listened to the appraiser coach, okay, I understand the question. If this is the 100th time you've listened to the period of appraiser coach, then you know that's a foolish question. You know that I do things right. I constantly use the words do things legally, morally, and ethically, folks. So we're going to get full permission on any software that we need to implement. We're going to do this through the front door if we can with APIs, right? And the back door if we can't, but still with permission. Okay, when I say backdoor, I'm not talking about sneaking around. I'm saying some software just doesn't have APIs. And the great thing about OpenCold, one of the great things about OpenCold is it can visually see a screen and fill in information, right? But we're going to do it with full permissions. I mean, talks with software providers right now. This anonymous appraiser is not going to give us access to MLS unless the board of realtors allows it. Again, we're coming in the front door,
full disclosure. We're not going to be sneaking around here, okay? So we're not trying to replace the appraiser. You get to do what you've always meant to do. We're not even replacing your staff. They get to become your COO of the of the AI, okay? And we're going to do everything with full permission. In other words, we want to do this right. I'm not going to do this project to win. I'm doing this project to find out what tools actually work for appraisers. And that brings me to the next item. And that item is I'm going to be sharing every step along the way. This is going to be 100. Well, 98% transparent. The 2% that's not transparent is the name and location of the anonymous. We're going to call her the ghost appraiser, okay? I can promise you she's a real person. I will show you PNLs before and after. I will show you how much time she's spending in her business before and after. This is going to be completely transparent. But for obvious reasons, I don't want
somebody reaching out and sabotaging the project. I don't want somebody reaching out to this appraiser and somehow throw I will take the arrows folks. If you don't like what I'm doing, send me a DM. I've got plenty of them already, right? But I don't want you attacking this appraiser. This appraiser is taking a risk and this appraiser is is willing to partner with me because she believes in me and she believes in technology and she wants to find a way to stop working 60 to 70 hours a week and not have to pay an arm of leg for delegation to do so. Okay. So I'm going to keep her name anonymous to protect her. If you're upset of what we're doing, send it to me. I can handle it. Okay. But again, it's project Prometheus or Icarus. I may be flying too close to the sun. I've already been told that that's the case. Dustin, you're going too far too fast, right?
