Over the past few weeks, regional tensions in the Gulf have appeared frequently in global headlines. Whenever geopolitical uncertainty increases, investors naturally ask the same questions. How should capital be positioned? Since investors really react emotionally to headlines, instead, they step back and analyze the structural role a region plays in the global economy. And when you do that, with the Gulf, the picture becomes much clearer. My name is Alessandro Rubertis and I've been based in Dubai since 2012, advising international entrepreneurs and investors who approach a real estate with discipline, long-term strategy and capital preservation in mind. Let's examine three structural reasons why Dubai continues attracting global capital even during periods of regional tensions. Point number one, the Gulf is a central to the global economy. The Gulf region sits at the center of one of the most important economic corridors in the world.

Energy supply, global shipping routes, aviation networks and commodity trading, all intersect here, each year between 5 and 7 trillion dollars of global economic activity moves through this region. Around 20 million barrels of oil per day pass through the straight of allness, representing roughly 20 percent of global petroleum consumption because of so many global economic systems depend on the corridor. The stability of the Gulf is not only a regional issue, it's a global priority. For investors, the structural importance matters. Let's dive into point number two. The UAE has proven crisis management. Over the past two decades, the UAE has developed a consistent approach to navigating global shocks. The cycle tends to follow three phases, both stability and recovery. We saw this after the global financial crisis, the oil price collapsed,

the pandemic and the recent inflation cycles. Markets made slow temporarily as investors reassess risk, but once stability becomes clear, capital flows tend to return quickly. This institutional stability is one of the resource international investors continuing a locating capital to the UAE. By the way, if you appreciate calm, data driven analysis, rather than speculation, consider subscribing to the channel. I publish insights designed for serious investors only. Let's dive into the last point, point number three. Dubai will stay as demonstrated resilience. Dubai will stay as repeatedly shown strong recovery after global shocks. Transaction values have expanded significantly over the past few years, reflecting strong demand from international buyers and residents. Several structured drivers support this market, population growth, global capital inflows, and Dubai's position as a hub connecting Europe, Asia and Africa.

For many international investors, Dubai is not simply a property market, but it's a strategic platform for global capital. So when global headlines focus on regional tensions, serious investors tend to ask a different question. Not whether markets will disappear, but where capital will concentrate once stability is reaffirmed. And if you want a clear framework explaining how international investors approach Dubai will stay without hype or pressure, either applying it step-by-step in the link in the description. Because in markets like this, visibly investors focus on structure, not noise.
