This is our Asian collective Monday mastermind for Monday, March 9th, 2029. The real estate market is crushing it right now. I'm just making it up. It's not 2029. It's 2029. So it's not that market for most people. All right. I like the Debbie like that joke. We got a number of you that were in Cabo last week. Do we have any errors down there? If not, no, we can't. I'll share

1:00some takeaways, but if there's no one else here, we'll mainly just dive in. My name is Jesse Zagorski. This is the first time we are meeting. Good morning. Good afternoon. Welcome. This is the most I will talk through the entire call because this is an actual mastermind where people share what's working, what's not working. You guys questions, whether it's deal specific, whether it's strategies related to lead generation or lead conversion, you let us know. All right. We always start the same way with three wins because they set the energy, they set the mindset, and also they give us things to talk about sometimes. Who's got a real estate related win that they can share? Armand, immediate hand in the air. I like it. Armand will start it off and Scott, I love to have at least two men that revolve, any women have wins? Are you guys just women or more shy, maybe slower? All right. On to that. Perfect. So we'll go Armand, Scott, and then on to that. Armand, go for it. I had a closing on Friday. What's the big deal about that? Well, the closing had been delayed about three months. Why was it delayed three months? Well, anything is going really well until the closing attorney said, hey, by the way, we really

2:00got to get his wife to sign this paperwork too. He said, what? What wife? Where? How? Who? Go back to our seller, Martin. It's Martin. What's the deal here about this, this wife closing attorney's talking about? And he says, oh, there's no big deal. It's just a fling. I was married for about a month, about three years ago. I got divorced. It's all good. I'm not married. Well, unfortunately, Martin, yes, you are. According to closing attorney, looking into it, it turns out, Martin's divorce attorney three years ago just did not do a good job. Did not finalize the divorce. Did not do the last couple of steps that actually makes it official that he's actually divorced. So this poor guy, this is a, you know, an $800,000 house of which all of a sudden, this person or the person now owns half a. And we say, oh, Martin, we got to get her to sign

3:02on his paperwork and he says, no, there's no way she's going to do that. She's horrible. She hates me and she'll take me to the claders and all that. Well, so make this long story short. It's okay. I want to get popcorn. Is that my popcorn? I'm like, that's a great way to sort of Monday. Keep going on my popcorn. And yeah, we had to get in touch with this divorce attorney and there was pretty was terrible. I mean, we, it took about a month for us to get in touch with them just to begin with this starting December. And they just like, what? Who? Where? When? Oh, that, that attorney's no longer with us. So we got to sign somebody else to work on it. You know, and it took a while. Well, um, family in the end, they did manage to find her to begin with. They could, you know, he Martin said, you're not even going to be a refiner. She's like indigent, you know, just sleeps on cows and whatnot. And, but they found her somehow. And, uh, and somehow got her to sign the correct paperwork to sign off and say, yeah, I don't have anything to do with Martin anymore.

4:08Don't want anything to do with this house. Who? He dogs a huge, huge, huge bullet. And got the thing closed on Friday and, uh, all's well that as well. Wow. Congrats. More money. Congrats on the closing. Um, I don't know if there's learning lessons there other than being a persistent, diligent agent and experience is helpful. It might make a good afterschool special movie. I feel like that might be like a warning. Or kids that, you know, I, I don't know if that's also one thing. Uh, me and my, my partner, Dolly Hilbert. Uh, we got off of that closing it. I'm sort of the divorce attorney. Pretty hard. And, um, boy, like I said, they were terrible. And the moral of the story is is that we as an agents. We can help attorneys do their job by being persistent and, and say, well, what about this and what about that? I mean, they just, they just didn't do what needed to be done.

5:09And Dolly kept finding like, well, what about this? You know, she would Google this and learn about that and go back to the attorney and say, well, you know, it says here that the county court could sign off on this attorney. And they say, well, no, no, not really. We're going to do it this way. And she followed up directly with the county court and kind of personally, yeah, I can sign it, send it on. Yeah, it was a mess. Oh, all right. I'm going to, I, that was a longer window. But I think that everyone was saying, no, my mod. If you look at the chapter, like, when it greets to me, like, that was a fun retreat at all. So thank you for the Monday. If anyone has questions, we could ask it. I don't know if there's, if there's duplicatable things there, but that's pretty, it's pretty darn good. I'm on Congrats. Congrats are finally getting it closed. 800K, you said. 800K. So I had 800,000. That's what the program was. Well, congrats. All right. Who is, who is our next win? Scott, I know I'm sure the story's not going to be like that. But what's your, what's your win for the more in the sky?

6:09Oh, it's worse. No, I'm kidding. A couple of weeks ago, I did a home show with a builder that is specialized in tattoos and has the whole A to Z kind of package. And I got a bunch of leads from the home show. Well, we had a workshop this weekend and I had seven guests come to the workshop from that home show. And they're all building tattoos. Now if they go with us, I get paid on the build. And then potentially if they sell one or both of the units or whatever they're going to do, you know, I hopefully will be their agent. And so that was a pretty productive thing. And this guy's a really, really good builder has a great package for people that are looking to do that. And that's a big thing with new laws here that are pushing the dad do thing on lots. So that's a big popular thing. So that picked up a whole bunch of new leads for me and actually got things moving forward to do site visits and finish the jobs. But also picked up a new buyer on Saturday. So or I mean last Friday. So that was that was nice.

7:12What's a dad do daddy mother law and daddy law. It's a detached additional dwelling unit. Yeah, right. So some states are going to have or some cities, even are going to have more, you know, favorable laws for that versus others for zoning, depending on your infill. Those of you who are newer realtors, if you don't know that word, go type into AI later, but infill is going to be, right, is talent expands that words. And then they start to come back in inwards. That's the infill and you have higher density per area. Like in your area, it's I'm just curious because you have so much new construction. Yours probably isn't infill so much as it's they're still building all the original subdivisions. Correct. Yeah. And we had the chain flaws recently to allow more in law units or more accessory dwelling units. There was like a certain amount of acreage that you could or could not build an accessory dwelling unit. So Texas has been working on those laws to allow more multi generational and more density rules for that type.

8:25So we have more affordable housing and different types of housing. Interesting. So so even in even in your area where he's in between Austin and San Antonio area called new Bronfels where they have tons of new construction lots of open land lots of new construction. They're still increasing density even there. So that's that's a trend in almost everywhere. I've it seems like then interesting. All right. I know I got questions for Scott or yet we answered what daddy was detached accessory dwelling unit. Yeah, there's a lot of new laws and changes in this state that are really allowing up to two DAD use on one lot without having to subdivide it and everything. And you can sell them independently. I mean, this guy has it dialed in from A to C. So you can create a you basically condominiumize the property and create an HOA. So it protects from a lot of different liabilities. And also tax advantages. You can make it a short term rental for the first year and any profit.

9:30I think there's a limit but up to that. Let's say you make 50,000 on rent in that first year on your dad do or whatever you can write it off 100% tax free. But you have to you have to qualify as a short term rental, which means you have to rent it out for less than seven days on average throughout that first year. There's a lot to it and it's complicated, but it's it's really good to be able to educate these people because everybody wants to take advantage of these big lots that have one single family home on it with elderly people wanting to be on the property and have close to the kids where the kids move in or they're going to live in the daddy and rent the place out or just sell the place. There's a lot of different scenarios. I love it. I love it. Love it. All right. We had one more win from on tonight. Where you did you ever hand up for a winner for something else? Oh, win. 10:31I also share some of the best takeaways regarding on the production side selling houses. So on tonight will be our third win and then you want to toss your win as a bonus. That's fine. I also want to get some I was going to come to you for some takeaways. Brooke, I see you're here. Anybody else that was in Cabo if you want to share any any takeaways on the selling houses side. Cabo is the event that happened last week. A number of us were down in Mexico learning from just some incredible agents who are just openly sharing on what's working not working in the biz. It was a fantastic event on tonight. Go for it. What's your win? We are closing. I just got noticed a deal I've been working on for a month and a half is closing this morning funded and recorded and has been a different kind of deal. It was one I hadn't done before with helping and not really investor about purchasing a property that he's going to be using for silver living and just there was so many different compartments to that. And Debbie was in on it with me and then we learned a lot through it. So just seeing all the mechanics of how to structure the so many different ways of different ways you can structure longzums. I love it in this business. We get to learn new things each transaction.

11:44I love that on tonight. Love it. Love it. Any questions or comments to add for on tonight. All right. No, it didn't come out yet. Perfect. Well, then I will not be able to show you this week's but anyway, take a look in there. And we will fix Geon. 12:53And whoever the agent spotlight is for the week, Geon, make sure that we should invite them in advance so they could be here when I like talk nice. So my win, I got to give a shout out to DePaulie. Unfortunately, she's not on the call this morning, but I was in Cabo with you all last week. And my $3 million listing closes in 10 days. And they haven't found a house yet. And all of a sudden, I'm at the airport to come down to Cabo and they're like, we found a bunch we want to see. And I'm like, well, I'm going to speak somewhere else. So I sent out a message to my team. And in less than a minute, I got a bunch of replies. So DePaulie was the first to reply. She showed him four houses. I wrote an offer for 1.4 million at 30,000 feet last night. We haven't signed it around yet, but I've had two conversations and we probably will go mutual today. So the lesson there for everyone is travel. You do more business while traveling.

14:00Amazing. I love it. And Scott said the Paul is on the call, by the way. So there you go. He wasn't when I looked at the different to Paulie. Okay. Different to Paulie. Yeah. All right. Well, congrats Ed. You want to share while you're while you're unmuted. You want to share some of the some of your your takeaways from Cabo? Yeah. I mean, this was my third time in four years. It is my number one most favorite event that EXP puts on actually Brent Gove and Jean Frederick put on. I got a ton of information on age and attraction on production from people like Jake Kinder and Dan beer Dan beer did an awesome segment on mindset and meditation, which really surprised me because I don't know I'm well enough to realize that sort of his thing, but it's it sounded like it's kind of newer to him, but it was a really impactful talk. Gary Breka.

15:04That was my favorite session, right? He he has a two hour slot. Everyone loves him. He has a 40 slide slide deck. He gets two slides into it and says, how about we skip the slides and I just answered questions. Would you guys be okay with that? And the room erupts, right? Because we just want to pick his brain. And I'm sitting there videoing it was stupid. I should have just left it running the whole time because every time someone would ask their question, I I wouldn't get it on the video. But then I'd hit record because it would remind me of someone I know, oh, my friend has this, you know, the first topic was pots. I don't know if you guys have ever heard of it, but it's a medical condition. One of my son's best friends has it. And I'm like, I'm going to get Gary's info on that. Then the next thing was cancer. My mother-in-law actually has cancer right now. Shit, I missed the question. I better record it anyway. And it went like that for like five or six different questions where every time I was thinking of a loved one going, oh, this is going to help them. And that's what he does. And any of you could reach out to this guy on Instagram and ask him a question. He will 100%.

16:17He will fully transparently answer it. And the most interesting thing to me about all of this is, I always learn so much from him about my own body. And in every instance, he has to qualify what he says and says, I'm not an MD. So don't take this as medical advice. And yet you implement it and you start feeling better immediately. And the reason if you guys have never heard of him is he was the chief mortality officer for the insurance industry. For 22 years, if you haven't pieced it together, that means he predicts when you're going to die. That was his specialty. And if he had your medical records and your profile, like your lifestyle, he could predict within three weeks exactly when you're going to die. And that's a little creepy, right? But then he got an inspiration about, I don't know, like eight or 10 years ago and decided he could do more to lengthen people's lives rather than predict their ends. And he started his company and he's just an incredible speaker. And you look, you watch him on stage. He's older than I am. He looks way more fit than I am. And that motivates you even further, right?

17:30I started drinking hydrogen water from one of his talks, one of those evolved. I don't know. There's different brands, but he. I love it. I always have two mics, right? And the first question gets asked and the whole room's mind gets blown at, you know, this is what the medical industry is going to tell you about this. It's actually not true. This is why you have that condition. And here's how you fix it. And then the lines just start forming by the microphones because everyone else is like, oh, shit, I got like I was sitting there thinking, what do I have? I don't really have anything. And then sure enough, somebody asked a question about tonight. Some of you know this about me because you're on my team. I've had tonight is my entire life. And it's the type of condition that causes people to commit suicide. It's just ringing in the ears and it drives you crazy. But be great to get rid of it, wouldn't it? And 58 years old. It's about time. So I got some tidbits on how to do that.

18:30Oh, I love you have to share with me. I have. Yeah, I got to hear about that. What tells tell us. I'll pull up my notes. I'll be a website before we finish. Pull it up. I'm going to redirect us back to real estate for the morning. But I think it's interesting that I asked Ed in Cabo. What was the top things you learned around selling houses? And his answer was meditation, mindset and health. So totally cool that that that's what he got out of it. I'll share with you guys in a second. One real estate related tip for getting clients that blew my mind that actually wasn't in the ballroom. It was sitting poolside that someone was breaking down with they were doing that was fantastic. I'll share that with you in a second. Just I want to show you for those of you who have FOMO fear of missing out right two ways that this Cabo thing or talking about. It's one of the give you little teaser. So number one. It's not posted yet, but they will be in the next week or so. If you go to Brent goes YouTube channel and you go to playlist. Brent goes wanted hostess event. You go to playlist. Every event that Prince ever done. They record all the videos from them. And they put them in a little place. So you can see Cabo 25 last years.

19:34Every speaker is there. These speakers that Ed's talking about Gary Brack, Dan beer. You can go. He'll have him posted here with the next week or two. Okay. So that's number one. Number two would be for those of you are like, but I want the live experience next year. Cabo is going to be even easier to get to even cheaper and even closer because they've moved Cabo to Scottsdale. Cabo is going to be in Scottsdale. Next year is not next to go to the US for those of you don't know where Scottsdale is. That's Phoenix, Arizona. It's April 22nd, the 25th next year. It's not like a month from now. That's 2027. And tickets right now are pretty much almost half off there. If you clicked about, I think it's 497 instead of seven something. So early road special. They're 497 for next like another week or two. It looked like they expire on another week or two is when they're going to raise prices. So if you know you're going to come, you want to put in your calendar to plan for next year, don't have to go to Mexico. You don't need a passport. Same thing we're talking about. It's three days. It's highly recommend just get to pick it down and be there.

20:35Cool. For those of you that want something even closer domestically while I'm giving you all the announcements, ESP regional rallies are starting about a week and a half. So if someone for my team can drop the regional rally site, I'll drop there's the Scottsdale site. And while someone for my team dropped the regional rally link into the chat box, they're all over the country. These are designed to be within a one to two hours drive of every single agent that's on this call. So you're going to look at the tickets are less than 100 bucks for each one of them. Some are 50 bucks. Some are 70 bucks. These are organized by ESP agents for any agent in any brokerage, but they're, they're incredible content. Still award from our group is hosting Portland, oh again, Lena Carver is hosting Seattle Washington. So we have some of our own crew hosting some of these and they're all over. Cool. All right, on Jeanette says question the chat box. Can everyone go or do you have to qualify everyone can go to either the regional rally or to Scottsdale 27. Those are open to any agent. In fact, at the regional rallies on Jeanette, they celebrate agents of every production level agents on teams, solo agents who are icons, they literally celebrate.

21:43We woven throughout is not like a bunch of raw, there's actual strategies involved, but then they do some celebrations all throughout the day of agents at all levels. Good question. All right, any other question. Really, I see you dropped in there back on the mindset stuff from Miracle Morning. Yeah, they do it. If you want anybody wants to read that in the chat box, you got some good tips. And what's got anything from Cabo that they wanted to share or take away so as I'll share my best takeaway. Has anyone gotten business by having someone go to a LLM large language model. That's the AIs, the chat JPT's perplexity, rock.

22:48Those are called LLM says anyone gotten business yet because a client went to an LLM and AI and said who's the best realtor in this area or I need the realtor that specializes an XYZ thing and they got your name and they called you as that happened to anybody. Ed, it's happened to you. Fantastic. Rema, it's happened to you. Ed, have you done anything consciously to do that or is that just a happy accident so far? Very deliberate. So, Phil Stringer taught me two months ago how to get your AEO sort of visibility up and and I implemented it two months ago and I do it every day and I'll be happy to share it with you guys, but I've started getting leads in the last 30 days from it. Do you want me to dive into what you do? Well, let's pause it if you want to think through like how to give the short version today so and then we're going to have because I think there's there's no exact strategy. I've heard a number of things. I'm curious what you're doing. A guy named Alex mayor who is part of our agent collective group.

23:51We were sitting poolside and he got a couple by accident and then he went and reverse engineered and now he's getting literally a couple of week coming from it. He does have a number of sales and a number of reviews already. So, those of you who have experienced agents, you got to leg up because you can leverage some of those reviews and sales. But even newer agents, if you target certain niches, I think you could still do it. I'm going to have Alex do a 30 minute agent power huddle. We're going to schedule that recorded because it needs more and then Ed, if you have different strategies, but if you want to give one or two basics of what you did now. Is this is this useful for some of you? Are your mind already thinking about how do we do this sort of stuff? Our mom's giving a thumbs up. Okay. That's a yes. Cool. Go for it. Give us give us a couple of tidbits. So what I've been doing, I'll go through that and then I'll add what Carrie Sove shared in Cabo, which I'm going to do today. So what I've been doing is I used Phil Stringer's chatbots to write articles about me in the cities I want to be known in and it literally I wrote 100 articles in less than an hour because it's that easy.

24:55You got to prove freedom and make sure there's no you know Easter eggs in them. But then now I've got this list of 100 articles. I go into to bull trail and I go to the blog posting page and I copy the title. I copy the body of the thing I post it and then I share it out on all my social media platforms and the reason this works is the LLM's actually scour the internet and they search the bottom of websites. For details and credits and guess where bull trails blog posts are at the bottom of your websites. So that's all I've been doing now go to Cabo and carry shared something that was so brilliant and obvious like I can't believe I didn't think of that. She goes just go into your favorite LLM and type who's the best broker in XYZ city and it'll give you the results. And it'll give you the results and it'll cite the websites on which it pulled those results and they can be bogus fake not fake but just like little known websites and then go to those websites and make sure your profile is up to date. Make sure you're posting to it and build that muscle.

26:13And I was like well that's that's easy enough right because you're basically getting a list here's here's the eight sites that we found you know Joe blow who's with remax okay Joe I'm coming for you. I want to jump in I think I think it's someone's got questions or comments on that I'd go ahead. It's me I've been actually dreaming about talking to Ed today because. Ed you motivated me and I just got a listing I think we talked about it last week when you were gone. From your connection to Phil Stringer and I used the buyer persona and I created ended up creating a flyer for this seller and that was like the icing on the cake right before I left the listing appointment and she was really impressed but anyway. He recently had a special on his bots and his training and I took it last week and because I've been working with Darren Hardy on his AI that he created from all his training are all his success magazine interviews with all the you know top most important people in the world.

27:37I already had a lot of my information in that chat GPT so I worked on it this weekend I dove really deep on all the questions that he has you ask and I'm ready to start getting all those questions put together and I'm posting them on my blog. Now I don't have bold trail I have my own website agent fire so i'm going to start putting them in there, but now you just gave me an idea to put them on social media as well, so I will I will talk probably give you a call and get a little more information on that. But the special he had the special deal last week for $297 and he gave you his thoughts for free if you joined that same day. Yeah that I did the same thing with him a couple months ago and it was the same like dollar amount that that's really awesome and I'm glad it worked for you I love that that my that's what fills my cup.

28:41I I learned a long time ago that I could help a lot of families because I've sold over 200 homes a year for multiple years that's a lot right. Wow but I can help a ton more through helping agents and coaching agents so my mission is to help 10,000 agents so i'm glad I helped you i'm adding you to my list. Thank you thank you will be in touch. Yeah absolutely so get there be the post thing is really easy you just say to your lm right me 25 articles based on this question or this topic right. Hold on i went to his a eo seminar the same one that you and Betty probably went to because he's had it on a couple of different platforms. For the last couple months and I've done it manually and I posted the blogs on my bull trail, but it only allows five posts on your bull trail to the public site so then what I ended up doing was creating a word press site and put them all on a word press site.

29:46I could only get five to show on the blog page on my bull trail and I didn't know if the other ones were showing were scrubbable or whatever. So I just in case I did a word press site so that they're all housed on one page and then eventually I could probably use that word press site because it's free eventually I could probably use that word press site for it to be client facing. Right now it's not. See I haven't even worried about the limitations because I do a new one every day five days week it takes takes all of two minutes and I use. I used AI to write the article I use AI to create the thumbnail and it takes me three minutes to post and now I've integrated I don't know how many of you have heard of town sites. But I have six town sites for the six cities I'm trying to you know have a stronger presence in. And I've added that as a link to every blog find out more information here and then it'll say Redmond and surrounding areas as a hyperlink and that takes you to my town site, which is by the way if you're not familiar with it it's an AI publishing website that every day publishes an article about Redmond.

31:04I'm going to I'm going to throw in here because we've just tossed a lot of terms very quickly at some of you were like I get it I'm on it and some of you were like so bold trail is a CRM. Contact management system it's given to you those of you who are part of exp it's given to you for free as part of the exp's CRM of choice. So just in case some of you haven't paid attention that you get your option of either bold trail close or lofty I know very little about close but I know lofty also those of you who have lofty it also has a blog that Ed and Debbie you're talking about sort of bold trail office I can only imagine a lot of closed us to right I actually learn something about close in combo Jesse just add some context close is a CRM only. Okay, it doesn't have landing pages absolutely any difference so. So I wonder why someone would choose that one but anyway you guys all everyone who if anyone wants to do this sort of thing you have all the tools you already need for free and when we say LLM even though I explained it earlier I want to say it again slowly because sometimes when the letters AI come up I realize people's eyes glaze over there were multiple speakers in combo that hammered home the fact that AI is not scary.

32:20There's nothing you can do to stop it and you better get used to embracing it because it's going to make our lives a heck of a lot easier so LLM is large language model large language model and it's basically an abbreviation for when people say I asked AI to do this thing they're typically talking about an LLM chat GPT is an example of an LLM. Perplexity is the LLM that I personally like for research I just got used to the way it references stuff but every that the Gemini right GROC which is now you know the XAI there's all sorts of flavors you pick the one you want that this is not getting into a deep discussion on which one you should use or not because that's a whole separate thing but I want you to understand at a high level the concepts because if you get that you could even if you're not techie it off you're techie enough to get on the zoom. You can literally use any of these LLMs to teach yourself how to do it because it's that simple you just talk to it like you're talking to a person.

33:20Were you in the pace more be session I did not hear the pace more be session what he said I want to give everyone a glimpse into the future which is happening already pace shared an experience in his preparation for coming to combo there's a new AI tool called open claw. They've only been around for 90 days and they've already been acquired by open AI for $2 billion but here's what he did he goes I created a agentic avatar called Alfred and Alfred has his own phone number and his own credit card and Alfred is AI so he calls this AI agent Alfred any he literally calls him and goes. Alfred I'm supposed to go to Cabo on Wednesday I want to swing through and hit Disneyland on the way to treat my kids and he lives in Phoenix or human or wherever Arizona.

34:23Three minutes later Alfred replies back in a group text that his families all part of including Alfred they all talk about him like he's a brother of the family and Alfred says. Tickets for Disneyland or this much playing tickets or this much flight times or these do you want me to book it. And the wife replies all and says yes two minutes later done here's your confirmations here's your you know trip IDs. So it's it's like having a personal secretary right and and every week it gets better every month now picture that for real estate hey I want to write a conscious I want to write an offer on X property here's the terms. Hey I want to we just have an accepted offer it's open escrow like things that are going to start evolve I mean Debbie you might be able to speak to this Debbie is it not just an agent when she is incredible TC and I I'm noticing now a lot of the closing companies incorporating AI into the closing process I've already seen it start to roll out on that side are you have you noticed any changes on that side on the closing side.

35:25I have not seen AI integrated into the closing side of things and I'm a little concerned about AI writing contracts because most agents don't know how to write contracts. Well I'm going to I'm going to point this out right here so anyone is concerned about AI this is Tom fairy is one of the speakers in Cabo he hammered the tone there's two speakers every time it comes up and I'm not saying it's not a valid concern today but as it gets better right now let's use full self driving cars how many of you think a full self driving cars safer than a human being driving. I do okay statistics will prove it and if it's not today within six months to a year or two years I get some point in time full self driving cars will be significantly better than human drivers. Just statistically okay now take real estate contracts you just prove your own point you said ages don't have to write contracts exactly the AI and let me let me rephrase a little bit there are plenty of agents that do know how to write contracts but as a transaction coordinator I have a different eye for contracts and I look for blend.

36:33And I look for blanks and I look for empty spaces and I know in California specifically because that's the market that I TC for that I used to be like there that that I am licensed and there's oftentimes things that are left unmarked or unchecked that are important. And so if AI does start writing contracts I would hope that it would ask all the questions so that all of those blanks could be completed in some way shape or form whether they're not applicable or that there is an actual answer for it that is definite and not vague I had someone write a contract that it'll be 30 to 45 day close. No, it has to be specific. It's either 30 or 45 days and those are the kind of things that I'm saying that some agents don't know how to write contracts because you can't be vague about dates. 100% AI will solve that AI will solve the AI would say by the way I know this doesn't exist today but it could next week or next month I'm just telling you those of you that have a resistance around this please please start to like play with them do something that comfortable and if you're already embracing it just keep in these dialogues because it's going to change the way that we operate it does you don't have a choice around it.

37:46And so Debbie that example you just gave is exactly an AI would never allow a 30 to 45 day. It's not to be offensive to the agents that do write contracts like that and maybe you just weren't trained properly or you know what I mean or maybe you just don't understand or something I don't know but I deal with hundreds of contracts a year. I probably do manage 100 files a year including my own and it's amazing what I see on contracts that doesn't get completed or is vague or and I don't mean just one or two here and there I mean consistently maybe that's California I don't know. I can add to that Debbie I had a guy join my team and then he convinced his dad to join us he was dad was 27 years in the industry and I said hey send your offer to me I'd love to see how you write them it literally was an unenforceable contract it was so poorly written it was non binding on any party.

38:50And that's catastrophic failure after 27 years in the industry so I had to kind of gracefully and gently point out here's a couple tweaks you might want to make but. Them are the facts right that's one is as respectfully as I can say this a lot of times there's people who've been in the business for a long time that think because they've been in the business for a long time that they they are up to date and knowledgeable on everything going on and I know in California specifically contracts have changed the purchase contract has changed two or three times in the last three or four years so. The first big change was it changed the entire format of the purchase contract and things are in different places I mean it's not it doesn't follow the same thing at all so. I love when veteran agents indicate how long they've been in the business but then my concern is but are you keeping up with the business.

39:51This this is 31 pages of red line. Changes and your mls is probably do the same thing every year they they make tweaks to the contracts to reflect current information like thin send is one of the biggest changes this year went into effect nine days ago hopefully I'm not saying anything that's surprising to you if I am look it up. They do that every year and it's all the changes so I tell my whole team you should always go to the class that they put on in fact our state broker team did a recorded thing and went through every doc change and we all attended I have a daily training and we wrapped it up halfway through so that we could all go over to exp world and listen and learn. Yeah got to plug in by the way I know we only got three minutes but those of you hopefully you can tell the what those of us that were in Kabul were like fired up today so if you need a little boost of anything go to the regional rallies next month like get get around agents that would share some mindset.
