1:02every week. I'd love to have three people share real estate related wins. Then we'll dive into some open mastermind. We'll cover some new topics. My goal is to talk as little as possible. And I thought it looked really good and got it under contract past inspection and 15,000 over list already. So it's a nice little week in there. That was with and remind everybody if they missed it last week. What platform do you use for your virtual staging? I used to reimagine AI. But there's a guess another
2:06one with either EXP or bull trail that's free. But I haven't looked into that one. So I'm not 100% sure. That's all right. I looked it up last week that reimagine AI was very easy to use in bulk and batch and I like easy. I also like free, but I think easy. So the fact that you did your virtual staging and got over list prices, that common for your market right now to have over list price offers. Are you guys heating back up? I mean, it's a little bit, I mean, interest rates dropped below 6% for the first time, you know, since 22. So that probably brought a little bit. But we updated the house. We made it look really nice. We painted the exterior, the interior, new carpeting quartz countertops and new door handles. I mean, it looked really nice. We even did landscape. We put in about 70 grand, but there was a couple other houses that started at 575 and were on the market for a long time and then finally got 560. I convinced my clients that 560 is the right price and it worked perfect. So that's awesome. I love it. And by the way, those of you
3:12on camera, anyone else noticing their market picked up a little bit recently? Yeah. And I got 3%. Yeah. We had an open house for a new listing that I just hit the market that I just had. I only did a two hour open house for a new listing. And it's in like an upper, upper middle price point for San Diego, which is like $2.6 million, which is, I know crazy for some of you, but that's like upper middle for us is not crazy. But we had 18 people, 18 parties, 18 groups come through in two hours. Like it was like, whoa, we're back to, you know, two years ago. It was wild. All right, Penny, win from you. Go for it. 4:13Stacy, let's go with you. Go ahead. I got client-centered contract. In the same neighborhood, they wanted to be where they had been outbid before, once by 100,000 and once by 300,000. So they're pretty pumped. We got them into a property that there was, we just got under contract so quick. There was no other competition. They didn't pay anything over list and they're thrilled. Isn't that cool, by the way? I think it's neat that Stacy's in the same market where Scott is, where things are definitely heating up, but still where if you jump on it quickly, there's ways to, like, you can benefit if you're on the listing side. You get more interest if you're the buy side and you're still fast. It's a pretty weird market, but cool market. We're in. Congrats, Stacy. Thanks. Penny, did you get your mic working? Hi, Jesse. 5:14leads that were none from a non-openhouse. So these came through my Airbnb. It was a guest that was coming in. One of the things I now do is kind of keep in a ear open. I ask questions about kind of why they're touring and then only to find out that they were looking because they were looking to visit and also to tour home. So raise my hand and they were looking for an agent. So one of the things now I'm kind of, you know, that has given me some idea on how to utilize that asset to also, you know, to see if folks that are coming here to stay temporarily, if they're also looking for home. So that was really good news. And then also got a deal into escrow last week. We're doing an electrical inspection today. Hopefully that will go as well. And we'll get that one over the finish line by mid-March. So yeah.
6:14I love it. Fantastic, Penny. Love it, love it, love it. Another cool thing about my listing that actually I was at doing a home show that weekend and got a bunch of leads for Dados. Penny hold it held my open house for me three three times. Did you do it three times? I did. Yep. Friday Saturday Sunday. Yep. So the inspection that they wanted, we did pre-inspections and inspector came out to do a re-inspection, different inspection, different inspector, different everything. And he called out a bunch of crap. So we didn't even use a home, a seller procured inspection. We decided to let him go because my contractor said, hey, we fixed all the first inspection stuff and everything else looks good. The buyers wanted one thing in the inspection. One thing and it was the easiest fix that we already knew about. It was hot water not in the kitchen. The cold water wasn't working from below and it's just a valve. So I mean,
7:15that was like the cleanest inspection I've ever had. I swear it was like they asked for one thing and it was simple. So that was sweet. I love this guy. And we got questions for Penny or Scott. No? We're Stacey, nothing? All right, make sure. I did see someone where she go, Betty put up her hand for a minute. We have three wins, Betty, but if you want to do a quick one. I got the listing from that crazy lady. I beat out two top agents. Now the work begins. I was going to say, I don't know if we want to cheer for getting from that. Did you guys hear that quote? 8:19He's on a flight to Cabo, but we can go ahead. Okay. Okay. Remember he brought up that one coach that he works with? And I went on his website. He's got the buyer persona. And I put in there the information on the property. It gave me the buyer persona. I created a mock flyer with the information from the mock from the buyer persona. Yeah. So, so I was going to ask you what you thought helped you differentiate. He's talking about with those of you who missed it. There's a platform called buyer predictions. Let me see if that's an S. Oh, it wasn't where I went. I went. Oh, stringer. Yeah. Well, it's it's I'll drop the I'll drop the link. It's it's Phil stringer site, but it's there's also a redirect of buyer prediction. So hold on. It is this one. Phil stringer.com buyer prediction. It allows you to put in an address of a property and it uses AI to pull public data and create a buyer persona of what the most likely buyer is for that property. It's a really
9:22cool thing to use for differentiating yourself. And then we have someone who's actually an agent collective member named Lonnie Fisher who's up in Washington also. She's building her own platform. That's kind of like buyer prediction, but on steroids. It not only gives you the buyer profile, but gives you the the marketing plan and it's it's really cool. She's been working on it for about six months and she actually has some data users on it that I think it's like if you like what buyer prediction is when that one's ready to roll out, I'll make sure you know about that one too. Betty, it's really. Yeah. Thank you. Yeah. So is that what you think helped differentiate you for the I think it was the last cherry on top at the very end when I handed her this 11 by 17 flyer with the pictures of her house. And I happen to take pictures of the inside of her house. And I wasn't doing it to to create a flyer. So I used chat GPT to clean it up for me and do a little staging of her own stuff. And and then I handed it to her with the story of her house
10:25because she she's lived there for 45 years and raised you know several kids and stuff. And so she read the story. She saw the pictures. She saw the information on the city of Ventura, the schools and Ventura, the bypass behind her house. And she was she was impressed. What do you mean by the story of her house? So you know how you can ask chat GPT to create a story, you know, a description of the MLS that you put in. Oh, like like the remarks. Yeah, like the remarks, but it was a story because I I fed it the information that she had given me about how she had raised these kids and all of that and the backyard and the yeah. And so those were hard strings. That's pretty bad. Anyone else done that? I've never thought of doing that. You've done that Scott. I heard of Debbie told me that she saw a video
11:25of a realtor doing and what she did was is do a video where she was walking through the house from the house's perspective. Like this family has had many Christmases here or like if they're at the pool, you're going to say and they've had many friends and family over for some are barbecues and just kind of like the memories of what the house could be saying. And Debbie said she saw it on a video and she said it was really amazing how the how the builder did it and just did it from the house's perspective. That's pretty cool. So you did a version of that sounds like Betsy. In a way, maybe lost. Jessie, for my remarks on my on my house, I took all the receipts and the itemized work scope will work from my contractor on what they did. And I literally put that,
12:26I mean, I copied and pasted the documents of the invoices into chat GPT and I said, okay, I need listing remarks at 1500 characters max or whatever the limit was. And I did it a couple times, but the the listing remarks were like every letter I could use to the last letter. But it had more than I've ever said and had everything. So it just really made it easy, you know, to make listing remarks that added and didn't miss something that they did that was really cool, you know, because they they used higher end stuff on certain things. And I wouldn't remember that. So that was easy. That's really smart idea. Jessie, go for it. It's Betty again. Sorry, you called me something else. So maybe that's why I didn't respond. But I'll say Betty. Sorry, Betty. Can I say Betsy? Sorry, we have a Betsy. I kept saying that. Sorry, Betty. So the other thing I think was, I had testimonial letters for the things that I was sharing with her. So like I'm a former appraiser
13:32and I've been successful in overturning low appraisals. I had a testimonial from an executor that I represented and I read, I recaptured $10,000 in value because I contested the appraisal. So I had that letter. Then I had another letter for, you know, screening the buyers to make sure that they were qualified. We went through three buyers before we accepted the fourth one because they were not qualified and I have them cross-qualified. So everything that I shared with her in my listing presentation, I provided proof and she's a very analytical, very controlling and immediately, oh my gosh, I have to tell you one thing. So I walk into the house and she has a big dining room table where I wanted to sit and go over everything with her. She immediately got offended and said, no, nobody writes on my table. I don't want any pen marks on my table and I said, oh well,
14:39I'm going to have other things on top of my stuff and I'm really not going to be writing anything. And she says, well, you should have told me this in advance. And you know, it takes me a while to bring my mats to put on top of the table. And I mean, I'm telling you, she got so offended. And then we were sitting on a little card table. I think it's even smaller than a card table in her kitchen. And then I said, oh, that's okay. We can sit at this table and she said, well, you should have told me, do you know, maybe we should reschedule. I'm like, no, because I've been working my tail off on this freaking presentation. And I said, no, no, that's okay. But this is how she is. She turns every little thing into a negative makes it a big deal. And then I have to calm her down. It's going to be an emotional rollercoaster with her. Let me tell you, I have a
15:39shoulder pain that that hasn't stopped since the end of this week. I'm on mute. I was saying, anyone can resonate with that or commiserate with that. I'm sure. All right. 17:41done that's just kicking butt where they got a question they want to ask about something. What do we want to chat about today? This is where I have 26 people staring at me in silence. I have a I had a list. We have two listings going on right now. I got one and they're the basic two in the same neighborhood basically. And I have one that was like that took my boss. I have a one that took a it's like there's like probably like I don't know how many people came so far. I was just about to count today, but like not too many. But this other listing we did. It's been open for literally I think like a day and a half, two days. And we already had like 20 people. And then we have a cash offer basically not like a straight up offer, but she's saying she's torn between this other property in the neighborhood. And this one and she's willing to pay all cash and close in seven days. So I was like, okay, that went from like, you know, 0 to 10 really quick because the other property was having a hard
18:44time kind of selling it seems like. So that was kind of interesting. By the way, it's my first time here. I was going to say welcome. I came to the first time here. Welcome, Jacob. I'm glad you're jumping in right away. I always jump in. Be a part of this question. So you have two listings of the same neighborhood. One has cash offer. One, no action and they're almost identical. Is that what you're saying? Basically, yeah, they're similar square foot. One has one's like a perfect family home. It's has this really like it's built sideways. So kids can run around from one side to the other and it has a huge backyard. The other one. And it's it's listed at 1.399. And then the other one and that one was not getting really too much traffic. But the other one, we're listening at 125. And that got I think it was like 18 or 20 people in two days. And but that one has really nice views. The backyard isn't really like the backyard isn't that great, but it has really, really nice views and a lot of like natural light that comes in. And it's there's only two
19:44neighbors there. Maybe that's why it's really it's just a cult to sack. I want to kept mentioning that it's in a cult to sack for some reason. And they like that. It's more like secluded. But yeah, that one's starting to sell faster like complete opposites. There's similar square foot similar type homes. But the other one selling really a lot faster. And I understand why it's a lot. You walk in and it just like the layout makes sense. You get a lot of natural light immediately and the views. That was that was my question. Okay. So you're not asking to figure out why like you know why one selling versus the other. Basically, yeah, kind of. I mean, are you are you curious though? I mean, because I heard some things that stood out. Did anyone like are you trying to figure out what would have caused one to sell faster than the other? Yeah, yeah, totally. What did you guys hear? As he was describing those to you. Did anyone notice the thing? Like, I mean, what was the list price on each one of those? 1.399 for the one that's not selling 1.25 for the one that's going really quick.
20:44Five minutes away from each other. One has really nice views, but a bad backyard. The other one has. So it was the one with the lower price, the one with the views. Yes. So I don't know, that's what jumped out to me. I was just as he was describing all that. I don't know if you guys caught that, but I was like lower, like significantly lower 1.399 versus 1.25. And that's what my question was, is the 1.399 overpriced? Probably, yeah, because a lot of people, everyone that's no one's talked about the price, Bonnie, and there's already been more people basically. Bonnie's the one that's selling the other one. The price gets mentioned like not all the time, but it does get mentioned like 30% of the time, you know, 40% of the time. And then it's not like positive about the price. They sell it there. It's like, it's priced a little high. I don't know. This is what they're saying. So question for some of you veteran realtors that are here, when it comes to feedback on your listings, do you find that when you have a listing that's overpriced, you typically have agents and you get feedback that it is overpriced, or do you get feedback that's not related to the price,
21:46but you know it is actually overpriced. What's your take veteran agents? All right, we got our and then stop. Go ahead. Just get a couple opinions here. I'm on. Go for it. Yeah, not related to the price. It's amazing. People are just really reticent to say anything about the price. I guess they don't want to insult the seller or something like that. They'll make up all sorts of other reasons why they're not buying the house. And ultimately, they're not buying the house. It still comes back to price. But yeah, people very rarely will complain about price during a feedback. If you're getting 30 or 40% people who are giving feedback, saying it's price, well, and that's a huge indication that that's, yeah, the price is wrong. Yeah, okay. Yeah, Scott, you got you got to take on it. Does everybody have like a, I can't remember what you call it? It's like we have showing time obviously, but then we have this feedback system that sends out feedback to the listing or the buyer's agent to give us unfiltered feedback. And there is a
22:46place to say price just right too high, too low, whatever. But I hear that one that's like that. They'll say price too high or they, but like Armand said, they don't want to sound like a really negative Nellie, so they don't always say it. But if you have another house that's in that comp area that you're using that has nicer features or better square footage or whatever, and it's price lower, it's going to sell first every time if it's comparable to the one that's priced higher that has less features. So you have to really look at your competition. I mean, that's just what I did with the other listing that I got under contract in a couple of days. Looked at the ones that were similar, that were really good comps, that started higher, that took 94 days or whatever to sell, and then ended up selling at 560, where ours was a hair nicer. I said, look, we listed 560. We're going to have a better chance of getting multiple offers than if we list high and chase the market back down. So they didn't like it at first, but they love it now.
23:51Okay. I priced it right and it got the off. You know, I only had two offers, but they were enough to compete with each other. Somebody waved, they waved their escalation clause and lowered their concessions to win, because I said, well, we've got another one that's pretty similar to yours, but they're offering 175% down. Yeah, 175,000 down, not 175%. But I just kind of worked them both together, and I got them to get rid of what I didn't like, which was a escalator clause, and they wanted like 10,000 in closing costs or something stupid. I'm like, no, so I got them to wave everything, pretty much, except interesting. Interesting. That's interesting. I'm going to get that down really quickly. Yeah, I mean, Debbie, I haven't heard what you just put in the chat box. I don't mean, you can share that and tell me, I can try to confirm it real quick, but what are you hearing about feedback? Well, there was that lawsuit about the buyer's agent who got sued by the buyer,
24:56because of providing feedback without the buyer's consent, and then the seller refused to do, so the buyer went to see the property. The buyer's agent gave feedback about what the buyer thought of the property. The buyer came back a second time to that property, got an accepted offer, but then when it came to repairs, and this is my understanding of it, when it came to repairs, and stuff, the seller was like, no, I thought you didn't like my house, because they'd gotten the feedback from their agent and knew that it was this buyer that gave the negative feedback. So then they finally closed escrow on the house, and the buyers sued their agent for providing that feedback, because it resulted in them not getting certain repairs or certain things done on the house or something like that. No, you're right, Debbie, you're right. So a lot of people nowadays, since that lawsuit, are really, really hesitant to give any kind of incriminating feedback, and I thought that the showing time platform and those kind of broker-bay and all those were
26:00eliminating that feature because of that lawsuit. You may be right, because I completely forgot about that exactly, and the agent came on and did a video about it that she got sued for that reason. And the buyer went. So we used showing time, and it definitely still uses automated feedback, but that's really interesting to know, and I was going to ask all of you listing agents, yes, we'll come to you in a sec. Since I really haven't had that many listings lately, I had to inventory so much lower, I've gone back to the old school calling every single agent that shows the property and talking voice to voice, which I find to be so much more effective than automated feedback, because you can get the real conversation and actually chat with them, find out by it. So if we go back to having multiple offers and everything, forget it, I don't call anybody, it's so in a weekend, but if we're in a slower pace that we've been in, calling every agent that shows your property has been incredibly helpful, and I can give you some scripts on what to ask them, what to say if you're unsure, if you've never had that to do that before. Yes, go ahead, you saw you nodding your head.
27:01Yeah, here in the state of Texas, I'm a certified Texas Realtors instructor and one of our instructors, who's kind of she's the senior instructor here in the state of Texas, been in the business close to 40 years. She advises all agents in her classes not to leave feedback because you're essentially, it's your buyer, you're doing a disadvantage to your buyer in case you do go back to that property. So it just, it depends when you're on the seller side, like I call the listing or I text, I call the agent after they showed or I text them to try and get feedback for them, but when I go show, I just put not interested on all properties, and if they want to find out more, they can call me or reach out to me, and I just do that so that I stop getting the notifications from showing time for feedback requests. But if you tell like the, if you give them a bunch of information about why buyer didn't like it, and then your buyer comes back and changes their mind as it decides they want
28:04to buy it, you just gave away all of your like power in negotiations. So you want to be as vague as possible for your buyers, and you know, it's tough because I know our sellers are wanting feedback, but your buyer is your client and the seller is not your client. So you have to put your clients first, and it just, if you want to have a conversation, you know, sometimes I give more information through, through text or a phone call with the listing agent, but it is something to reduce your risk and protect your buyer's clients by not giving a whole bunch of information. So that's, that's kind of where we're at. There's two schools of thought on it, but I kind of heard about that lawsuit. So that is a very good point. So you don't want to get sued for your buyer thinking you gave away a bunch of their information. Yeah, I think it was about a year ago, and I've seen like in some of the real estate Facebook groups that listing agents are getting literally like pissed off
29:06that buyers agents aren't giving information. And that that we are not required to. So listing agents need to like calm down. Like, yeah, you do your job, and I'll do mine. How about that? I love it. We'll take it. Oh, no. That's our PSA for the day. It's our public service announcement. There you go. It's, I mean, if somebody doesn't want to give feedback, why are you getting upset? Because they can't sell the property and they're frustrated and stressed. Well, they don't need to do emotionally with the feedback. I mean, just be real. Like, if I'm glad interest rates came down under six, I'm glad most of us raised their hands and the market's picking up. But the last year and a half has been a pretty challenging time for a lot of agents. And I think the reactions we're getting is some people just are going to do what they're going to do. But in this case, I think as the market shifts, I can't stay the way it's been forever. I think at some point we'll see volume go back up. So that's my, that's my take on it, Debbie. But I agree. They do. Yeah. I agree. And putting, I always put something big like they're going to keep looking. Or yeah, not, not, I don't even put
30:08not interested. I just say they're going to keep looking because that doesn't eliminate it, but it doesn't, yeah, obligate them to it either. So listing agents that might give you a clue as to why you're getting some of that feedback. I'm on go for them. We're going to use sky. That's just so freaking frustrating. One bad apple spores the whole thing for the entire country. That's ridiculous. I mean, all these years I've been in the business. We are star for feedback from the, from the buyer's agent. Sellers just imagine the selling situation. They just want to know what they think. What do they think? What do they think? They call text and email me right after the showing. You know, where do the buyers think we want to offer? And yeah, so I get on the phone and I text and I email try to follow up, get some feedback. I love the buyer agent to do give me a lot of feedback about, about us. I've never had a problem with you know, a buyer agent giving away the form in that situation. You know, it's, it's all negotiable. But I got, but I got to jump in there because you just said you call, you text, you email, you're proactively reaching out, not relying on the automated system. And I'm, I'm hearing, I bet you get more information out of them because you're doing one-on-one direct
31:12communication. True, but we also use the automated system and a lot of agents do fill out that automated system really well. Yeah. What I've noticed in Debbie just a question for you, but talking to buyers agents, I talked to a lot of buyers agents and they'll give me the feedback verbally because I've called them, but they tell me right off the bat, due to the lawsuit, they will not give feedback over that. So I go, okay, well, great. Well, can you tell me? And they're, you know, they tell me just real quickly. And I said, thank you very much. And then I fill it out myself on the automated feedback from showings.com said, Brian, your agent, I know it's going to my sellers, called buyers agent and buyers agent just said that the clients are still looking or whatnot. But just going to let you know Debbie is like you said, like, we do our jobs, you do your jobs. I just want to push back on that is a listing agent is doing their job by asking for feedback because that's what we, we need to know what the public's thinking. And whether you want to tell us or not, that's your provocative, but that, that is a listing agent's job is to ask.
32:17One of what, Brian, what Debbie was saying was, don't be upset if they're not going to give you feedback. Like, yeah, that's, that's ridiculous. I agree with you, Debbie. Those people are getting both sides. I see, because I, I help both buyers and sellers. So I see both sides of the coin. I see why listing agents do it. And I, and I see why buyers agents don't. So it, and the, like Jesse said, the point is, don't get upset if somebody's not willing to give the feedback because they're protecting their client because they don't know if they're going to come back around and then get sued. You know, so you got to, there's got to be some grace and some, some, some, some, understanding. Look at, look at what you started, Jacob. I will do two last comments here. I need my waiting Scott. Go ahead, go ahead, Ken. I'm primarily a listing agent. I get a lot of those calls. And buyers agents are always asking me how much will a seller take? They're trying out questions to compromise my seller's position. I just let them know. You know, I appreciate it. It's your job to ask. And, but you got to understand it's my job not to answer.
33:17Well, Ken, that's actually, so we were talking about getting feedback from the buyer's agent after the showing. You're talking about reverse the buyer's agent trying to get information out of the listing agent. And I love that response. If you guys as a listing agent don't have that response, say that again, Ken. What's your response? And this goes for both sides. It's the buyer's agent's job to ask me questions that don't get a better deal for their buyer or help them make a better offer. And it's my job not to answer in any way that'll compromise my clients. So I answer it best I can. Sometimes I just say I can't answer that. And I appreciate you have to ask. And it's my job not to answer. And it goes for the same way. I mean, the listing agent's asking about your buyer. That's their job to ask. And it made me your job not to answer. It's just professional currency. And that's where it ends. Yeah. Quick, quick note, and I'll go to Scott and Armand. This is not, I guess it's a public service announcement. How many of you would ever submit an offer on a property without talking either
34:18voice to voice or texting back and forth with the listing agent? But anyone ever submit an offer without talking to the listing agent? You would, Armand? You guys would submit an offer? Okay. Yeah. And I also think is how many of us as listing agents get offers from buyer's agents that have never communicated with us. It's like all the time, Jesse, the communication breakdown is, I think that's a different age. Good agents from bad agents is just picking up the phone, calling, answering your phone and texting's better than nothing. But I still prefer the phone call. I'm sorry. I'm old. I don't think it's an age thing. I think it's, I think it's communication. It's how you build rapport. It's how you find, it's like Ken said, it's how you get out those little details that even listing agent is not trying to give up stuff. You get, you find out things, even they'll tell you the terms that matter to them. There's things that matter. So, anyway, all right, go ahead. Scott Armand, I started a good discussion, Jake. I gotta give, I gotta give Brian a little crap because I know him. He said provocative and I'm like, what kind
35:20of feedback are he getting? It's prerogative, but that's all right. I'm just messing with you. Anyway, when I'm showing buyers homes, I've printed out every home we're looking at with a map and everything so they can take notes of every property. And I just kind of go, okay, based on the ones we've seen in this one, which ones are your top choice if you had to, you know, if you don't have to make a decision, but if you were, and we do a process of elimination, because that's really what it is when they're looking for a home. It's a process of elimination. So, I've already known kind of that they're already eliminating that house. So, if I give that agent feedback, I'm not really worried about it. Now, there's some that say, well, that's in our top two. So, I'll give it a star, two stars, three stars. So, I'm very diligent of not compromising, but I understand we're supposed to be cooperative and all that. So, I mean, everybody can, I've worked with Ken before. I mean, we have good points and we have to protect our clients. So, just use your,
36:20you know, your best judgment and just, you know, like you said, talk to somebody. I never write an offer without talking to the agent at least two or three times, because they know me by the time I write an offer. And I'm in the top two or three every time, whether I lose or not, I've got all the information I need to win and that agent appreciates it and knows it. So, yeah, you can't just shoot an offer over without talking to somebody. That's ridiculous. I just throw it out there. I figured no one in this mastermind would ever do that, but just in case we had buyer's agency here that we're like, that might do that. I just wanted to toss it out. I got, we got an all cash offer, quick close on this new listing we had that I never even spoke to the agent. I was just like, it's great offer, but I'm like, maybe they're just hoping to stand on the offer, but like, that's just wild to me. I was like, really? Okay. I'm like, I'm walking into someone's house I'm not saying hello. It's crazy. Alright, go ahead, Armand. Yeah, just this all, this is all, this discussion is all about the natives of giving feedback and talking. It leaves out the huge
37:24positives while we're calling the buyer agents or buyer agents of calling listings, really trying to find win-win situations, trying to find solutions to whatever the problem is. Like for example, buyer went to the house, liked the house, loved the house, but you know, I just didn't have a offense in the backyard. And so, you know, what if a seller, you know, a seller's agent calls a buyer and he said, you need an offense in the backyard, hey, my folks are negotiable. Let's write it up and offer that says, you know, the seller will put in an offense or something like that. You know, with a seller's permission for saying something like that, if they're negotiable, whatever, it's agents' jobs to find out, find solutions to the problems our clients have with buyers and sellers. Without conversations, that's really, really hard to do. So yeah, we're leaving out sort of the positive aspect of us all talking to each other and giving feedback. After all, we are in sales. We need to figure it out, you know. And on to that.
38:25Well, back to like, because I do, I have both listings and buyers, but like like now I'm working with a buyer and the selling agent and I've had tons of, you know, getting back to, I can't believe agents aren't calling people, but because of the communication I've had from the get-go, even before we got in contract and calling her and communicating her, literally everything I've asked for, including, you know, from the seller wanting or repairs to getting extensions through this deal, we've gotten everything we've wanted. And just because of that clear communication and something also it does is she says, I really love working with you. And so now we're going to go out to coffee and I'm talking to her, it's going to be, you know, seeing if she wants to join EXP. So I don't know why, especially EXP agents, wouldn't be with the opportunities we have. Talking to, you know, the seller's agents, because it might be a prospect you want to work with.
39:27That's why I'm talking to everybody. And it's good for business, but truly it's all around on-genet. All right, let's do this. We've got five minutes left. 41:30I thought you were training on the opposite. So that, this is that, that was the sauce. No, it's yeah, it's, I mean, AI is abundant. But again, the more AI we have, the more important, the human experience is going to be. And so it's like, here's all the skills you should still be focusing on in this day and age of AI that AI is not going to be able to replace you on. So that was, that was the, the part of that. So I don't have a new AI. Well, that's, that's probably, that's probably a good way to wrap up anyway.
