told chat, I said, you are an expert appraiser in this particular neighborhood and I want you to give me an appraiser's evaluation, breaking it down, accounting for bedrooms, bathrooms, square footage, garage pool, and then come up with a number where my goal is to get multiple offers. So it gave me an incredible analysis. You're coming to see how do I worry about making sure that AI know about me. So I'm not going to chat anymore. I'm going to shush myself and if you really you can jump into the session and then we can ask you questions afterwards. If you don't mind, I'm really
excited to see what you're going to be sharing with us. Okay, great. So I'm Kathy Burns. I'm in North Carolina in the States and I am a nerd for all things tech. I freaking love it. And I have I did DOSC. If you even know what that is, I'm much older than probably the majority of you in here. And I have loved tech all my life. So when about three years ago I was on TikTok and I saw a thing that Elon Musk was talking about AI, which I'd never heard of. And he was saying how it's just going to change the world. And so then I went within TikTok and I said, what realtors are using AI? And at that time it was just chat TPP was basically the only thing being talked about. And I saw three realtors. That's all then. We're using chat TPP. And what they were just doing their listing descriptions or some emails and stuff not much, right?
And so but one man said, you can write stories with it. And I said, oh really? So I decided, well, I would ask chat TPP because that's where I lived for the longest time before all these other platforms came on. And so I asked chat TPP to write a story about the animals we're teaching her, all these personal development tools, life lessons and all this stuff. And it was a wonderful little story. And it created it. And I thought, well, that's awesome. And then I thought, well, I'm in a writer book. I'm going to write a book for realtors, which I did which at GPP. And I basically started how I started my career, which was starting at 56 in a brand new state, dead broke. My daughter is supporting me and how I built a business also, the market crashed the very next year. So how do you learn the area? How do you survive a crash and build a business and be a big girl and support yourself? And so I wanted to share that in a downloadable book, which is still there.
I just updated it in January because it dawned on me that I never incorporated AI into my book. Well, it was brand new. I just used it to write the book. So I thought, well, now I'm going to put in prompts. I'm going to teach people all these prompts. And it's available on my website, which you'll have access to at the end and figure all that stuff out. But anyway, I saw the power of what AI could do and how it could transform a business and the importance of where the whole AI thing was going for every single business, every single one. And the people needed to wake up. Because I knew that if I was in competition with another agent and we were doing a listing presentation, and I had done deep research on the area through NAI platform, I love GROC for that, which I'll go into and do deep research on an area that I didn't know so that I could understand all the nuances of the territory, right? So an example was a neighborhood down in the Charlotte
area. I lived north of it, which is so this is not my regular niche. I don't know it that well. But my clients, I had sold them their house, but but having to sell it now was a different story. I didn't know that territory. So I went into GROC and I said, this is an 800 home neighborhood. The prices range from 500 to 5 million. They're older. It's a walkability thing. It seems to be there. I said, I want to know all the nuances of this area, this particular area so that I understand what's the selling points of it, what are homes going for in these different ranges. Why is there so much variance on the price? And I said, I'm on a particular street. And this particular street seems to be the go to street. And what's the big deal? So then it gives me all this data. And now I take that data and I loaded it into chat GPT. And in the states, we have the MLS.
There's people here are not necessarily in the states. So I went and took the comps in the MLS for homes that were comparable to my home. And I took every single bit of information from that which was pictures, the taxes, all of that. I uploaded that into chat GPT in the same folder, for say. And then I uploaded the improvements that my clients did to the house. I uploaded their original MLS sheet that showed what it was when they first bought it. And then I told chat, I said, you are an expert, a praser in this particular neighborhood. And I want you to give me an appraisers evaluation, breaking it down, accounting for bedrooms, bathrooms, square footage, garage pool, no pool, all those variables. And then do it on a spreadsheet. And then come up with a number where my goal is to get multiple offers. So I want the range so that I know from my range,
if I price it lower, that I have the potential for multiple offers. And so it gave me an incredible analysis, incredible. And it also says, because Chats always saying afterwards, would you like me to do and I'd like, yes. And it said, would you like me to have a presentation for your clients so that you can pitch all this basically? I said, yeah, yeah, yeah, I want all that. And so when I got to the table and I'm presenting this, now imagine if I was in competition and I had that data with all the support behind it. And you come in with a listing presentation of why you're so great and you've done some comps, I'm going to blow you out of the water. And I did it with AI. Now, that wasn't necessarily a short process to do, but it was an in-depth process. And to me, if I'm comping a house, it usually is in-depth. So it was amazing. We got that house under contract
in, I think it was 22 days, which it turned out this was a really popular neighborhood. And three other homes went live the same time we did. So I was in competition with those rascals, but still did it. Still got close to our price. And it was strong. And it really taught me how to be doing my listing presentations from then on. And so what I'm going to do here is I'm going to share my screen. And before I get into LinkedIn too much, I want to show you some of the different AI tools that I use. And why I use them for different reasons. And you don't have to pay for everything because I have a limited budget myself. Okay, so Groc, which is X, Elon Musk's own platform, is amazing. And it is, let's see if I have to sign in, I hope I don't. It remembers me. Okay, good. So it'll have all the balance of the different things that you've
talked about. Now I don't even go in typically to look for those, but it'll store it in here. So I want you to come up with some research for me. There's a lot of sellers out there that are thinking that this is a good time to sell their house, but they're being unrealistic with the pricing of their house. I'm looking for you to figure out the pain points that they're dealing with of not being realistic. I'm pricing their home and thus sabotaging their results. And I'm looking for you to come up with a strategy for me to do a LinkedIn article based on helping sellers understand how they need to do the market correctly. Okay, here we go. So it's got, it's got information for me. So it did it. Yeah, thanks. Their home sits on the market longer. So it's going to give me stats. And you can enhance, you know, your question down here where you're digging in. And then typically what I'm going to do is I'm just going to take and copy this because this
is data that I want for my article. And now I'm going to go over to like I love, I love, love, love having Grock for deep research. And I do not pay for it. Although my son pays for it and freaking loves it. And in the States, it's around $300. I think you don't mean. So now I'm going to go over here to LinkedIn. Oh, that's my slides. Oh, actually, I was going to tell you what I was going to do. Sorry. All right, let's, I'm going to stick with my plan right here. So LinkedIn. If I was going to do this, I would go to the homepage. I'm just going to show you right now because I don't want to go on this path. I want to give you a little bit more history. And here is where see how it says start a post. You can do video photo. Most people are just going to do a post. I'm going to teach you how to do an article. And I'm going to just go ahead and come back to that.
So just keep keep that right there. You see this up here? Ask Gemini. One of the wonderful things that I love about that. I'm just going to go over here for a minute. I'm going to ask Gemini. I'm going to go into my Gmail. But before I do that, I want you to see what pops up. So I'm going to be in my Gmail. And I, I, I do pay for this one. I think it's $30 a month. But I think it will still do it even if you don't pay for it. So I'm going to click on this and see how it just opened up a two inch margin over here. Well, one day I was trying to copy the text into here into the Gemini. And it would not let me do it. And I said, Hey, I'm trying to copy into you. What's the problem here? And I talked to it like it's a person. And it said, which, um, and I had had a particular one open. Let's say I have this one open. And I, I said, I can't copy this over there. And it said, are you talking about the one from Carri Sove? I said, yes. I said,
you tell me you can see that screen. It goes, I share again. I go, Oh my gosh. Well, that's pretty exciting. So then I realized that I can use this as Gemini all the time. So I created my slide presentation that I'm about to show you in there. And it walked me through it because let's say you don't know how to do something. And you're in a particular software. And you just say, Hey, do you see what I'm in my screen right now to say, yes, I say, okay, I want to do this. How do I do this? And then I also tell it to talk to me like I'm a fifth grader. I said, I need all the steps. Don't assume I even know where to look on the page when you're talking to me. Tell me upper right, bottom right, you know, description of what I'm looking for so that I can see it quickly. And a lot of these, this particular one does as well. It'll give you fluff. Like, oh, Kathy, I didn't mean to disappoint you. I don't want the fluff. I say, eliminate all the fluff. Just get to the points and let's get this done. And I'm very frank with it. But that's exactly what it
needs and works with. So it's very powerful to do that. Okay, so that's that's a Gemini. Now, you can also go into Gemini on its own where you've got the full thing if you wanted to do something. I want to lose what I'm working on there. So let me go over here, Gemini. And Kathy, these ones you're all using the free version for both GROC and Gemini. Gemini, I pay. I didn't remember paying. So I asked it. I said, do I pay you and said, you sure do. And then if you look down here, it even says I'm in the pro version. Also, don't fall for this thing. Don't do this. It's the bare minimum of all those tools. So you can always find down here. And I think what I'm paying for in this one is, I think it's $30 a month. But I use it non-stop. I use chat to PT. I use Gemini. I pay for both. And I use GROC and I pay for GROC. GROC is the best for my
articles. Gemini is great for pictures and stuff. And now they can even do videos. It's amazing. The different things that it can do. So in really, you want to play with things. You can just add like a picture and it'll turn it into a video. I was playing with it yesterday. Let's see if it keeps it in the library. Because the library is usually where it stores it. Yeah, this is a song. And I was trying to figure out how I could make this. I just told it to turn it into a video. So now I took that picture and you put the music to it. It's awesome. This is a motivational song. And it just took that picture and turned it into that video. So whatever picture you want to do, you just do it. And you just go over to the videos right here. Click on it and upload your picture. I for social media. Absolutely great. Let's say you got a house. And you got a key picture. Maybe
it's a waterfront property. And you want that picture. And you upload the picture of the waterfront. And you just say, you know, make the trees kind of sway a little bit to a gentle breeze and the ripple in the water so that it gives a visual effect. Just something subtle or a dog running by. You know what I mean? It can be so simple. Now you've got content and you can overlay text on it in let's say Instagram or TikTok. So it's great. I'm a big fan. And these are all the different things that I do with Gemini. It saves them all. And you can go ahead and delete a bunch. You don't need to keep them. Like this was trying to figure out how to assign the zoom host. I didn't know how to do it. So I jumped in here two seconds. Found out how to go make the co-host in here, which was great. Lots of stuff. So I'm not going to get lost on that because I could get lost on every one of them. But I want to show you chat GPT. I'm using this less and less. I do pay for this.
But they keep making improvements. And you can see the same thing as in Gemini, all these things. The cool thing about a chat GPT are the GPTs that you can have here, which are, if you don't know what they are, they're just a very specific set of prompts that do a specific role. And I created about a year ago my own board of directors. These are different GPTs that I've created. This one right here. Love this one. So I wanted to have a board of directors who would help me with my business. Because as you hear me say with the ADD scenario, I mean easily distracted, which affects the bottom line of my income, because I'm not as effective as I need to be. So I had of 11 different people who are their personalities and traits are all built into it. And the way you do that is you just, I'm going to pin that because I want that. Okay, fine. When you want to do a GPT
and you don't know how to do it, you just go to, I just hit GPTs and you hit create. And you can open up Gemini within this. See, here's a perfect example and say to Gemini, I start a new chat. So this is a new chat. And I would say, I don't know how, and I'd type in there or talk in and say, I don't know how to create a solid, you know, a really strong GPT. Will you walk me through it? Here's my goal. And so now you've got Gemini over here teaching you how to do a really good GPT for a specific subject. And if you look at some of mine, so I've got Tweet and Thread Wizards, Social Content, Sales Agent, Illegal GPT, Voice Style Tone, all this stuff, how to configure it, a Canva GPT. These are all kinds of different ones that I've either gotten from somebody else. You can search them in here. If you search them, I want you to see, see how that's got 400 plus,
this one's got 1,000. These are people that have downloaded it. And what I look for are, I'll tell you right now, anytime you see Whitebird or Whitebeard AI, whatever he creates is amazing. And the same thing for Carrie Sove, that's her picture right there. You probably can't see it. All those two have incredible things. So I really encourage you to do that. I'm going to get out of that one and I want to get, spend more of our time on LinkedIn. So today, my focus is LinkedIn. I wanted you to see some other things that I use because I use a lot of different AI tools. And the big thing I want to tell you about that is, just talk to it. If you don't know how to ask it, something say, I don't know how to ask you this, but I, here's my goal. How would I ask you that? It'll tell you then how to ask it. And then you just copy and put it right back in. It's that kind of
thing. It's really a bantering back and forth instead of trying to be creative in your own head of being the perfect prompt creator. So what I really want to teach you is about all the different nuances to LinkedIn today. And that's the main focus and building your visual brand. You're going to have access to all these slides you'd be able to refer to them. These are prompts for creating your visual brand that jubilee putting on all your different platforms and about creating your profile on LinkedIn. And so that is very helpful. And you're going to want this stuff. Then I'm going to talk to you about the featured section on LinkedIn, how important it is, how essential it is for making you stand out like you are a pro on LinkedIn. How to have content strategy with your articles. And using what's called a Claude skill. And I don't know how many people on here are even familiar
with Claude or even what a skill is. But we're going to talk about that in a little bit as I show you in Claude how I start to do an article. And then just making sure that you are being consistent with how long you're on there and everything in that component. And then my last slide I'll come back to because that's basically how you stay connected with me. Okay. So what I want you to do is on LinkedIn you want to go to your main page to see um get rid of that floating panel again. Okay. So I've got a mistake right here on my main banner. I had some people working with me to up data on my branding and we were doing similar stuff. But they didn't take into consideration that there's a head right there covering these words which are important words. So I'm going to have that redone because your banner is essential. And you're going to see so many agents don't have a
banner up here. You need your banner and it needs to be who you are and um what's special about you. And in and here. Now I snuck this in out for my last name. That's how I got like a heading because there isn't a spot for it. So it just made a part of my last name. And then you're going to want these different components of how does it how are you described. How would you be searchable, right? Now I have 13,000 plus followers now and before I started my LinkedIn I was at around the low 12s. I mean before I started with the articles. The articles have changed my business so much. So this is all important how you lay this out. It's really easy to edit. And again you just open up Gemini. If you have any questions and it just sits right alongside and it's it reads your your whole screen here and you can say you know I don't know where I'm supposed to do this. I
don't understand it and and remind it to talk to you specifically about where to look and not to give you fluff because the fluff just waste our time. So close that out. The other thing that's very important here is analytics. I want you to see this. I've got 693 profile views in the last seven days. This is how many impressions I've got on my my post as well as my articles. And these are how many appear how often I appear. This is in the past seven days. This is powerful. And I will often post those types of results because I want people to trust me that are checking me out and really see different things. Part of that the slides that I showed you talk you teach you how to create your about and how to make it so that your searchable see mine is is in depth right. And I
did it in third party. It's so much easier to do it in third party than talk about yourself. So it's better. Top skills get about five of them in there. Services also important. These are all important pieces. This piece right here featured I kept seeing this pop up and I'm like what the heck is this featured thing that a few people had. And so I asked at that time chat GPT. And so what is and how do I do it. And it's done somewhere over here. I don't even I couldn't even walk you through it because I did it a while back. But if I needed to know I would just hit Gemini get that little two inch bar and I would have it walk me through. But it's so simple to add an article a post whatever to it. Because as soon as you hit add that little plus sign there. Oh, it's ripple. It's going to now go look for a different post that I have done although it seems to be going along. Yummy. All right, we're out of there going back. Well, that's running. Kathy. I just want to ask you so I know you do
a lot of articles because that helps you get picked up on different subjects in AI more. I know that the articles are one and I'm I'm looking forward to you showing us exactly how you were using the the AI with the data that it gave you to go into an article. But then I think you also use YouTube is that although some of the tools that you're using to to rank better in AI or to get picked up by AI when someone's looking in your area. Those are good questions. The articles are bringing so much traffic to me and conversations and connections. And as far as search engines go YouTube is the number one search engine. It is owned by Google. So that's a big deal. And then when Google when people are on like Chrome or whatever in Google and they're saying I'm looking for they're not just saying I'm looking for an agent in like Xtown. They're describing their situation or what they want to do.
And that's the part of AEO which is answering questions. So when I build my article I've got AEO as part of the description of what I'm looking for it to do. So I want and the number two search AI search are linked in articles. So when you craft an article it's got to be about where it includes the AEO. The SEO secondary but the AEO is the most predominant. And I'm going to show you some of my articles that I've done so that you see the layout because because when you first go to write an article it's got upload a picture from the computer. I have Clawed give me the prompts on how to do this and put it in my title and I just copied in from Clawed it just step by step by step. So I build it in Clawed and once you do an article and you've completed this part and you hit next it's going to take you to where you're going to do a summary post. So let's just kind of
do that if that if you're open to that. I love that Kathy I think it's so important because a lot of the the agents that I deal with are very familiar with the fact that you want to get your face out on social media. You want to be seen on Instagram you want to be seen on Facebook and wherever but what you're dealing with the AEO is where they're not necessarily just seen but where they found by using AI and I really love that as an edition. Yes you're going to be seen but to be found is so powerful because it means that people are coming to you for business. Yes and if you're doing it in your competition isn't you're going to be found so much better. Okay so now I'm in Clawed Clawed.ai and I am going to do a project and this is an important piece. Now I do pay for Clawed I pay for the I always pay for the lowest price point because I'm on a budget. So within projects which is very similar to a Chattu B.T. and Gemini also have this where they're they're like folders
and Chattu B.T. is also called projects. So I have one and this particular project is all about linked in articles. So I named that project linked in articles and these are all these different articles that I have done from using this vehicle but also it saved them all and there's a thing called skill and what a skill is and if you'll notice I got it over here the skill is the process of how I want you to remember that I want to do my article meaning we're going to start with a pain point and we're going to discuss it. Now normally I copy that over from I normally just copy the pain point over but today I'm just going to do this. I'm going to talk in here. Today are you ready? Okay.
Today's article is going to be about the issue that sellers have with believing their real estate agent about the price and they're wanting to price it too high for the market despite the results that they get from valid resources to back it up. I want to know what's happening in the marketplace that is where sellers are having to reduce so much they're getting less than they would have if they'd priced it the right way. So give me some data on that that I can work with and then tell me how we're going to create this article based on these pain points. There's all the data. Here's all we're going to shape. So it's just going on because I created that real it's going forward with it. 34% of seller. It's just non-stop going here. I'm going to stop this thing. I just want to decide you get still
recording here. So here's because we're doing yeah so it's got 34% of February sellers could price it now. This is in the states probably it's probably picking this up from the states. So you you got to say where you're at because it knows me it's it's basing it on my territory my United States unless I tell it global which is important because I do different articles on high net worth buyers and sellers you know where are they by selling where's the way to do it. I've mixed in a money exchangers newsletter that tells me information about the different dollar the different money values on these different territories so that's all helpful. So now okay so it says it's got it psychological causes for your article structure are framing around these parts okay so now I'm just going to say okay go and so it's already got the plan and because I've given the skill of the instructions and while it's doing that it's got a few questions for me which I always like
is it targeted at realtors the pricing conversation with difficult sellers do you have a client experienced tied to this series is it's okay so I just do one realtors but it could be to sellers but that's my target market personal story personal story personal story yes I have one series no series I didn't need to do the one I don't know it so now it's going to go create my whole thing do you want to share the client story oh yes a fellow realtor of mine had an opportunity to list a beautiful luxury property in an area where that luxury property was unique the seller was insistent that the agent listed at a particular price despite the fact that he had to be at least a hundred thousand over price and all the data backed it up but the seller was to
opinionated about what he felt it was worth and didn't listen to the agent period this is an important lesson for not only the seller but also for the agent because rarely is it worth it to take a listing that much over the selling list price because you're going to invest all kinds of money and you're going to waste your time on someone who may be so stubborn and may not even renew the listing instead you make a choice of either walk away or you hang with it and hope you attract buyers in that price point knowing that you've got a stubborn seller but ideally you want to convince your client that that price point is finally going to be the price point the seller eventually did reduce it by a hundred thousand and it went under contract right away period think about the cost of holding on to that property all that time and the money that he wasted if he had
just done it in the beginning now it's going to take that story and it's going to weave all that in and that is because of the skill that I created and just so you know you'll get that you'll get a skill that you can tweak for yourself and when I say tweak for yourself remember you'll just you'll open up that skill you're get what you're going to do is you're going to go into Claude and you're going to create an account and ideally I don't know if you can do it out of free plan or not but it's worth the $30 my favorite of the AI platforms and especially if you're going to do articles on a regular basis and you're going to create a folder a project rather so you create the project and you name it let's say this one linked in articles and then you you're going to tell it that you want to create a skill for this article or you're going to say I want to copy in this
skill for the article and it's going to help design it now do I have to go back and forth with this after it's done it's written this article yes I do and in my notes within the slides I tell you exactly how it's going to appear like I do this on a bigger screen perfect that's the article right there okay it's still thinking as long as that little guy's right there he's still thinking and so all of that is important but the skill is what teaches it now tell you how I design my skill keep an eye on that because I feel like it's taking a little too long I'd love to know a tools they're using you are using a variety which I absolutely love I'm mostly on GPT and Claude but I'd love for everyone to post in the chat box what are they using at the moment and are they using anything yes yes and just the importance of it and while this is working away I do want to touch on a few
so when I'm building an article first I want a pain point the pain point is the important piece because you want to be the pain point solver and that's the whole agenda of the article and I've taught it to do the sequence of persuasion within the article meaning I am wanting them to read it believe in what I'm saying and want to talk to me because I'm leading them to why it's important to talk to me because I'm just so knowledgeable that's the goal right and I'll show you in the articles I don't want to I can leave this and come back to it but I it's making me nervous that it's taking so long it normally does not take this long I have everything ready for you for we write wait oh for it says see how it says therefore review before we write a single word yeah that's what I wanted to do and it usually does a split screen for me so that I can see what it's working on on the left and then I give it then it'll pop up as a copyable product on the
right and then I'm able to do the title then I do the the whole article and and I always end up tweaking that article because sometimes it doesn't sound like me oh and that's a really good point when you're starting a new AI platform if you've been using chat GPT and it knows a lot about you go back to and say I need you to create a PDF summary of everything that you know about me from my business my personal and so that we can I can put it into another lllm and and then you save it as a PDF and when you get it you can take that PDF and save it in your Google Drive and you can put it in like we'll just do it here so the bottom line is you just if you're in chat GPT go to chat ask it to give a summary of everything about you that you can have in a PDF format and you save it in your Google Drive I have it saved as the file name is AA AA so I can always find it and then I
upload that into like a clot or a Gemini so it instantly knows who I am and you know my goals and all the different things that I'm working on so now this is the fear map it's laying out like the the whole article how it will be in different pieces the gap nobody's filling okay does yep that that's perfect so then I just say yes so now it's it's we're on the same path right and if I wasn't I would say no fix this fix that and we be fine so now it's going to get the article and and it's working with my skill that it's reading so it knows the instructions that I've given it and then it's gonna it's doing a word count because I am particular about my word count you do need it to be typically 600 characters to no more than a thousand and this is great now it's building the whole thing so see how it's got SEO in ieo I'm like where's my
aeo photo prompts summary posts so it's done at all copy article I can just copy that but I don't ever do it there because it doesn't come out right um and it's laying out it also I'd read through the whole thing to see if I like it and then if you're navigating this kind of situation and want to talk through how experience agents are handling it let's talk so I always grab that which is my calendar link I copy that and then I go highlight that too when I'm in LinkedIn and I make it's the let's talk has got my calendar link and and I here's another important piece right here you always want to have a piece about the author this is very important to have something in third party written up about you and that's part of your skill where it knows to always bring that in because the that piece of it is the searchability part of it and I know there's aeo in here even though it's
saying that right there because when I ask about it goes yeah it's in there Kathy now what I want to see here here are the photo prompts so it's trained to give me three prompts and it's meant to be and that's part of the skill where it goes in and that skills what you'll get um this is the that's the whole prompt what I'm noticing is hey you are missing the size needed oh no it's there all right so what I'm talking about with that is the LinkedIn photo has to be a certain size which is this size right here so there's the cover prompt and what it does is it it mine are set up to do a horizontal band in the lower third so I can lay over text on it and then I get to pick if I like those that text that I want to do it the data was clear eating hair some listings cost you
more than the commission I like that when I like um so that I probably go with that and do that overlay but this is also saying um modern table printed CMA this is the you can read over the picture now here's what I do when I get it go I love color I'm gonna take it's done it without the oh it's got the horizontal band there all right so I'm gonna take this and I go back to chat GPT because it does great pictures which I hope it does today um but it's also finicky the little rascal so I go over here and I want the pictures on this side because this image is better than the one in the bar so then I put in my prompt
but if you noticed I got to go back and get that because that's the banner text that I want add the banner text in white and so now it's gonna create that new picture for me gonna start working and it'll be the perfect position to fit into the linkedin article so I'll come back to this and so now I would go I'll go back to the article and I'll say okay give me the artifacts and normally I have a much bigger screen when I'm on my main computer
and it will split the screen on the left and the right so that I can copy it better let's see if I can even I can probably copy this okay so I would go in to linkedin I'm gonna copy that title then I'm gonna go back to cloud I'm gonna copy that full article now normally I would have definitely gone through this and decided whether or not this made sense for me um to go along with this one one thing to confirm before we move forward oh it needed some type of stories to find one thing to confirm we move that was right so now I copy that and I go back to in I copy my article now this is where I take that calendar link I cut it I go to let's talk
and this is how I've set it up in my skill and I do the I add the link just paste it in there now this may feel like overwhelmed but that's where the skill does so much for you and you will have your own and see how it's broken it down into all these different things sometimes it doesn't spell right so I'll go in I have um grammarly on my computer so I can go in and catch the spelling mistakes and and for the the picture I'll go back here hopefully it's done ah so here's the seller here's the agent oh this is good some listings cost you more than the commission I think that that is a scroll stop an image so then I would just download it to my um images my pictures and I have a whole thing on LinkedIn this would be sellers I'll just say sellers not cool and so now I go back to LinkedIn it is about
bouncing I'll bouncing around but I'll tell you having two computer screens for me is a must because I'm diving around between all kinds of things so there it is come on my dog has been barking this whole time it's driving me not sorry hope you can't hear him so now we got the picture we got the title we got all that in and now we go to next which is going to want us to do the summary post so that's going to pop up and this is where your schedule if you want to schedule the best times to schedule your LinkedIn for in the states are for my time zone it's seven to nine a.m. on two stays and Thursdays and I'm going to go back to Claude and I'm going to go to the summary post okay did good because I want it short and this has got I want to I want to scroll stop in first sentence that's the most important thing
and I don't do any more than five hashtags and I always want my name in there as one of them and so I'm going to post that in and I'm going to tell you the white space is very important so you see how it's got a space in there and I don't want any m dashes none of those because that's a two sign of AI I have it in the skill and for some reason it's not remembering that um I don't want any of those dashes it usually means it needs to have a comma and then read the full article below my whole goal when I'm doing the summary post is to get them to read the article and the article is about getting them to reach out to me because I've got the solution so I would publish this I'm going to do it for later so I can go clean it up if I need to and you just pick your day on Thursday I like so I'll do it at seven I definitely want to go
through and clean that up in case I did something so now and I hit next and then you just hit schedule and you close it out and it's saying okay tomorrow at Thursday 7 a.m that baby's going to go alive and that's great and then when you go back to your home page like I said the important thing is getting those featured in there too but when you do your very first you do it as a newsletter the very first time you're going to do an article it's it's actually called a newsletter and you're going to name it whatever you want it to be but once it goes out once then it's considered an article but it's initially a newsletter and it's somewhere in here that you I think it's in settings where you go set up the newsletter but this is where the Gemini works again like how do I set up the newsletter the first time and the cool thing about doing the newsletter is that when it goes out because you're going to have subscriptions to it the very first time it goes out it goes to
every single person in your organization that's that's with you you get that for free on the free thing every single one and I had 12,000 so the first time my first one went out it went out to those 12,000 people and I had 300 and some people who subscribed within the first hour and now my newsletter is if I look at my analytics my open rate is between 35% and 45% and it varies it's so strong in another little tip that I want to teach you about here and see so now once that one goes live tomorrow I'll just hit the plus sign it'll take me to the ones that I don't have up here and it'll it'll pop it right there and when people are coming to look at your site they'll they'll go through them and they'll see all the stuff that goes on with you and they're going to say this person is consistent on here they're talking about important topics that are going on you know what's going on leads remax compass you know found all these different things
are very important for people to say well I think she might know what she's talking about and that's my baby that's my car right there yeah um so those are very important and the last thing that I'm going to talk about before we take questions sorry I'm going so long um get back okay so the biggest thing I'm encouraging you to do is recommendations down here at the bottom and it'll say received and given you want to give somebody one what happens when you give somebody a recommendation it goes to their message center and they can approve it or not so it doesn't have to appear in their recommendations like what if they were recommending that you were a jerk we don't want that so LinkedIn is really cool about that so you don't you can only have the ones that you like but when they put it in and they agree to it LinkedIn says to them would you like to reciprocate and many will do it now I have given hundreds as you can see a hundred
out and not everybody uh even gets on LinkedIn to even know to get it and it's lost in their messages um but I am very on purpose with that and you don't want to do a bunch at the same time you want to space it out one or two um a month or even a week because not everybody responds as I said but I'm I'm methodical about who I want to be giving me recommendations I want them to have some authority and I get great ones and I these are a lot of people because I do a podcast every week and these are a lot of people that I've been uh talking to as well as my own agents and these are powerful because believe me this is part of the AI search so you're being seen all right I'm going to stop sharing you and start answering questions I love that Cathy and it's just brilliant that you did a training you have given us insights
into the various different AIs that you use while you did an article and scheduled it for publishing with artwork it's really happening an hour and I want everyone to be aware of there because it's so easy for people to make excuses to go oh I don't do that because I don't have time for it which literally the article part can be like 10 15 minutes and it's scheduled and it's out and it's pain points and everything else that you wanted to include which is fantastic thank you thank you there it's important and to understand um it's it's overwhelming don't try and know it all but I'll tell you that Gemini has been a lifesaver for me I I did a landing page for this so that I could be able to give everybody the um slides get them so that they have a generic skill that's designed to do this it'll need some tweaking and the tweaking part that you're going to want to do is bring in your own self to it but if you open that up that skill up
with the Gemini on that right side column you can say I don't like this I want it I want this you know this is more important to me or this is my bio this is my third party bio that I want to put in it so it will just teach you how to do it and when you learn to talk to it like it's your assistant or your coach or your partner that's the whole difference of how AI will start to work and I yell at it I swear at it I do all kinds of things with it um but I will tell you it will lie to you that's that term hallucinations the reason it's not trying to be mean it it wants to please you all these want to please you so it will like it like it was lying to me about how to do my go high level landing page I said do you know what I are you current on the latest go high level to be able to see that you're not telling me what's on my screen and I used to do screenshots into it like crazy but when I did it yesterday creating this landing page I opened
up Gemini next to my go high level and I said help me create this landing page help me create the funnel with um the links to all these things so that I know how to do it and step by step we went through and sometimes it would not give me the right information but the beauty of it was it could see my screen where I didn't have to do snapshots of every single screenshot to help it go that would take me hours and I go out of my mind but don't be afraid to call the platform on do you actually know what you're doing right here are you current and if you're not current will you please upgrade yourself and it will so cool it is very cool um I I love that you speak quite a bit about Gemini it's something that I've not really um vented into much I was obviously I think as everyone a big Gbt pen and then one night I started cheating on Gbt with Claude and it became a new boyfriend and now I'm absolutely hooked so I'm definitely gonna dabble into Gemini a
little bit as well um I am a huge fan of LinkedIn so I love that you advocate for it and I love all of the work that you do on it and I think if there's a big takeaway from today it definitely is um replacing all of your your knowledge and think about SEO with AEO I think that's such a mind shift that people need to make and start realizing it's moving faster than any of us are are really ready so you know I love I love how you just did a complete hands on demo for us Cathy that's brilliant great I see that Melody's got a question uh you need to unmute and I'm happy to answer it hi Cathy how are you great you good thank you thank you so much for all you shared that was super insightful um and I was actually gonna look into the articles recently because I saw some people posting articles more regularly and I'm like oh I wonder what the you know because I'm like surely people aren't fully going and writing articles on their own especially now in this AI
age I've also been learning recently what you've said around what you shared around like using different AI platforms and to their strengths essentially kind of just like navigating between chat GBT Gemini and Claude um I would say just from your experience what are you finding is like the best AI like what is chat GBT the best for in your experience what is Claude the best for and then what is Gemini the best for I know you talked a little bit about it throughout but I just wanted to kind of get a little bit of a summary of that's okay well for me I'm using the um just a quick note if you take a picture of that QR code it'll take you to the landing page where I've got the these slides and the skills so you can get those um so for me the the big one for chat that I use the most is the images so but I do the images on that left column that I showed you which is a different image
than the one in the base column and uh because it will do different sizes for me beautifully Gemini has out like a watermark on it a little baby star uh that's gray down in the right hand corner and I hate that and I did I needed the pick I like the picture best in Gemini and sometimes I will test out both sides to see which one came up with the better picture um I love that Gemini now has video uh as well and I I think they have their little star on there too that nags at me and I pay for it so I'm like get that out there um for Claude it's definitely for writing uh Glot Grock for me is about deep research and as I mentioned I don't pay for a Grock but I I may down the road my my son he freeing loves Grock and now he he goes to the Goodwill centers around here and he'll look for stuff that he might be able to sell and he'll take his Grock app and he'll take he'll turn
on the speaker sound like the app for chat GPT when you talk into it the video camera pops up and you can you can click on the video and say do you see what I'm looking at it'll say yes and he would say to it on Grock but you could do the same thing on chat's app and say um do you think I could sell this and if I could what are going prices for it and Grock tells them and then he buys the stuff and then he flips it um I also repaired my garage I my garage door wasn't working and I used chat GPT's app and I had the video like that and we were going all around and we're looking at the lights going on all that stuff we finally figured out what was going on wrong with my garage and we fixed it so I I I did it on my car engine I couldn't figure out where I was put the put the inner freeze in because it's a it's a replica car which is a very different kind of inside the engine and I was afraid to screw it all up and it told me exactly what to do what it needed to have it was awesome so I definitely like um each platform for different things just I hope that
helps you know that was helpful thank you so much and I have all the apps on my phone on purpose yes yeah so you can use them on the go yeah anybody else Kathy is genius hi you can't see me I don't know where to find my face but anyway I'll lead in wait wait wait wait fine how can I help hi it's so um I love the whole article the things so you obviously spoke right into my alley because I love writing articles so um what I want to know is it's a funny question but when I did journalism there was always a sweet spot on the length of an article and to also leave a cliffhanger if you understand what I'm saying have you tried that was then they come back to like a series if you understand what I'm saying but I want to know what do you find the sweet spot
it mustn't be too long um yes that's my question well I love that cliffhanger thing because I do want him to come back I'm I'm always trying to get my whole agenda is to get them to book a conversation with me I'm with the exp and my agenda is is introducing agents all over the world to exp and I so my goal is to have that appointment where I can address whatever concerns that they've got but I love the the cliffhanger idea so my whole goal as I design mine is to have the sequence of persuasion to to do that built in and the sequence of persuasion is basically uh where they're not in yes as they read the article like I agree I agree I agree scenario is what's going on and I always do the pain point in the beginning because and and it I think the stories are very important where you give a reference to a scenario and how it's solved so basically I don't have real life
yeah so that's how it's been working and what's what's happened for me as a result of the articles that I'm writing and I keep learning and growing all the time is I have people that are non-realters reaching out to me that want to be connections all over the world because of some of the topics that I'm doing and it's introducing me to a collaborators globally like I've never had before which is great so and I've also grown my platform by a thousand people and it tells me how many people are visiting my my profile on a regular on a daily basis it stuns me so I know I'm doing something right yes for sure yeah thank you thank you so much you're welcome okay melody I just thought of something else while you were answering the previous question regard so you spoke about LinkedIn but what other platforms are you on and have you found that you
get good connections through agents and potential business through other platforms or would you say LinkedIn is your strongest platform for real estate slash work related I'm on every platform there's nothing I'm done and every platform is a different style and that's really important when one thing that I discovered which I was so excited about I'll tell you this so I did my article and I said you know my website allows me to do blogs and I've done them but I get no traffic to my website I said to Claude I just have a and I'm saying it just like that I said I think I should create a blog and I'm pretty sure the picture size is different and we can just so redo the size picture for me for my blog and I said and I'll just copy and paste it over there and it goes no don't do that Google will negate it both of them if you copy your blog identically and put it into your website so you're not you just I just sabotaged myself if I
was going to do that which I was grateful to Claude told me and so I said okay then rewrite it so that it works and then it re-writes it and it was that took seconds and so then I took the new picture and that I went over to my uh uh go high level uh website and I just popped it in the blog section and I started doing that on uh Thursday and by Tuesday the following week I get this email from uh Google and it's talking to me about my website and I don't know what it means so I click on Gemini and that's when I was trying to copy the the web or the email into that Gemini and I couldn't do it and that's when I told me are you talking about that and I said yeah and it goes well congratulations uh Google just I found you and it's now you know tracking your site and you're searchable with it I go get out of here and that is because of the the blogs I know it is because they were all I.O.A written right so being found is the biggest deal so now I'm behind on moving those over um
that's a powerful thing of adding that as far as I do Facebook personal page versus a business page because nobody's coming to your business page unless you're paying them to come there so I combine personal and business all in one um right because I think that people want to do business with people they know like and trust so they know that I'm uh Christian Gal they know that I'm a classic car gal they know that I'm a grandma they I'm pretty transparent and and I think that that is powerful I'm also very empowering I believe in putting up all kinds of stuff that empowers people and so Facebook gets that kind of content mixed in with e exp things that I think make sense and then uh Instagram is probably my least which need I need to step that up and that's a mission of mine um because there's a lot more traffic on Instagram but it's whoever the target market is where does the target market live right right for me my entire target market is right now real estate
agents around the world especially with all this transition that's going on and there's very specific companies that I'm targeting of without being obnoxious I'm coming from giving and I want I want them to see that they can trust me and be open enough to have a conversation if it might make sense for them and so but if I was doing the high net worth outgoing referrals which is something I've also been doing I just backed off only because of the craziness going on right now those high net worth I'm looking for high net worth investors who want to invest all over the world so then I changed my target market and where do they live and where and that is typically linked in and then I'm writing articles where I found data of what they're looking for what's important to them what's the trend what's happening in the money exchange market all of that those pieces so your target marketing essentially I'm very target marketing I'm very narrowed in on who it is because
too broad like when I first got in the business I was from Michigan so Lake State raised around the water and where I moved to has a man made Lake very different but there was a price point on there that I wanted to target so I always figure out what's the target that I want because I paid attention to my net not my gross and where was the sweet spot that a lot of people weren't paying attention to they're paying attention to the everyday house that everybody wants or there was the niche luxury ones who wanted the multi-million ones I wanted that middle point higher price point but under the high luxury on the water and so I focused and unlearned all about the water I targeted in and I believe in doing that and that was my niche now our world is shrunk we're global so now I look for like luxury realtors who aren't even tapping into their own database they could be talking to their own database about hey have you thought about investing in Europe or anything
and a lot of them will say yes and they're missing out on those referrals those are things I talk about all the time to help get referrals going to some of my partners that I'm working with that I feel are good referral partners right thanks so much so essentially for me I'm on Facebook Instagram and LinkedIn mainly and it's sometimes quite I struggle time wise to post across all three but whenever I do post I stay consistent what would if I added another to my you know socials real estate what would you say which platform should I focus on as like the next one that you've found has been the most effective most important format that you need to be doing besides those LinkedIn articles is short videos and they're the hardest for us to do I hate how I look on camera especially from a telephone or you know your iPhone where you're trying to do it and
it's on the wrong side from this angle thank you and and doing so I do them on zoom because zoom filters my face which I really like so so I'll do my videos on here but I use a platform called opus clip that will chop them up and then it will schedule it and it also does the captions on it now okay I was talking to my son about this uh because he's a big rock user mm-hmm and he said mama are you getting any responses are you getting traffic I said I'm not necessarily getting traffic from it but I have visibility which is also key so that those with opus clip I have it going on every platform including YouTube but I specify specific YouTube ones and if you want I can quick show you that because it's a powerful tool yeah sure um and it will schedule them and and I make them go on every platform
and I haven't figured out how to have it all linked back to my video which is my podcast there almost always podcasts uh because I do podcasts on YouTube oh yeah that's really big so these are different ones that I've already I uploaded the video right here and then I get the clips and when you get the clips it asks you how many seconds do you want things like that well these are different people um I've interviewed that one I think was just me and so what it does like I'll click on this one I'll show you it's gonna break it up it took this that full video and then it ranks them goers good was that like that one's really good right there intrigue hook and I am not scheduled that one yet and that's 23 now that's a good one then probably for YouTube because it's too long for um Facebook and Instagram oh this is great so it already takes like all the analytics in
terms of like what gets more views to your video with like the hooks and all the trending things and then it puts them with your video and creates options oh that's really great it does there's a way to do it where I can get it to go back to that particular video but I'm not doing it yet and I just haven't taken the time and again I asked I opened up Gemini where it reads my page and I said I need to be able to have this this particular one link back to x video how do I do it it said there's a way I just never went the process um and what I do is you can go over here to the calendar and you'll see this is so great because I've been doing it like manually myself editing it through researching the strategies and the algorithm and all these things it takes way too long yes that's why I can't I don't post as many reels anymore just because it's two time consuming but I was thinking I'm like there must be an AI that does this for you yeah oh well I'm good to know this one
I'm glad I popped on here because I run out on May 31st so I have about six video clips going out of day and oh wow so you can see here's May 26 so this one's in the morning and this one's in the afternoon and they go so you pre-schedule and plan all your posts yeah it's so simple I basically go well I haven't done it like in a month so every month I have to go figure it out like I go go to plus and then these are my options because I want to rotate the person but I do the exact same video it's it's aligned with all the platforms and so whichever like if I pick a clip from her I'll pick let's say that one it'll do it so a whole little process on it and I say give my head out of the way I'll select that clip and and it's going to say post or real I'm going to pick real I pick the date
then I want it to go and I I tell it the time I don't want it at 12 a.m I'll probably do it around 8.30 a.m June 1st to be good so schedule and see here's where it's going to Facebook link it on all your platforms including that's in the most like time consuming thing also because it's like trying to post between multiple platforms because they all sometimes have different formats and things so this is great thank you for showing me this this is awesome do you also pay for this I think this one's only $10 a month and look at I got all kinds of credits here I'm not even using uh what I need so this is so helpful thank you so much for showing me this because I've been looking for something like this actually well I asked uh my son was talking to me and he said I'm getting the results and I said no I'm but I'm visible which gets results in itself and he goes
well let's go on Grock and so this is another project I got so many projects so go on Grock and let's have it review your YouTube channel if you give me the transcript from a video which is easy to do and uploaded in Grock it'll analyze it and then it says I'll break it down on the best shorts to do and you you download this other software which you gave me which was free because I'm always saying if you're going to give me software I want it to work good but be free ideally or very inexpensive and it gave me this one and it was um so that it would tell me that the cut points to cut the thing and and then I could put it back into Opus Clip and it would do all the captions on it or I could do it into Capcom and throw it in everything is multiple steps and yeah yeah I pick Wednesdays Wednesdays are my day to do all this stuff right and you just pre-plan it for like the next week ahead I try and do as much as I can in a month for the month
oh nice um so it's I am either recording multiple podcasts and I've got time in between so I'll do that time to be doing the different platforms um usually Mondays in the afternoon I'm doing my two um articles because I print them in those out and um but the but like this for the visual on all those other platforms that even goes to um X I even have it on X I thought why not if I can do it on X I'll do it on everything just to be visible yeah no that definitely helps to have that up up to us or Opus Opus Clip because I was like that's gonna make it so much easier to do cross-posting yeah because it just if it's posting it from one place it's just gonna streamline so much and it's gonna save a lot of time then that also helps with more consistency around social media because I don't know you must probably don't know this if you're based in the US but in South Africa
our Consumer Protection Act has changed a little bit or been amended so there are some updates regarding direct marketing so it essentially is like also forcing us now as agents to focus a little bit more online so that we have people come to us since we're not able to do certain direct marketing that we were doing before. Gotcha yeah well then this is perfect because yeah the ones that are doing the the AEO for being found um and you just want to learn about that like how do you incorporate that into everything that you're doing how yeah how can I make my videos that way um and and I'm addicted to it it's true yeah no it really streamlines so many processes and I think you're doing it the right way and I've also started doing this where I'm going to different platforms for different reasons like different AIs for different reasons because I'm
finding oh this AI does this really well but this AI is doing this really well so I'm going for my specific needs like using leveraging them to the best of their use essentially across things but obviously just trying to be like financially conscious about it because it's like if you want them to work well you do need to do the paid versions for most of them I think so honestly um I wanted to tell you guys to come to my um I have a Facebook group called Real Estate Riches where I put all kinds of stuff in there a bunch of AI things as well and that's that is um um firm agnostic there's no recruiting in there this is strictly to share and um collaborate with each other it's called Real Estate Riches it's on Facebook that's my digital um business card I already added you on Facebook Instagram and LinkedIn while you're presenting so you'll find my requests alright I'll say yes and then um I'm excited about you guys getting the slides because I want to
