Purpose of this list is to not go into a property and check all 100 items, it’s a guide for you to determine what’s important/relevant for you
-Inspections – private inspection or open home?
Sometimes you only get one chance, and there may not a lot of time!
-Take notes & videos (ask the agent)
-Does it meet your brief? (if not - why are you there?)
Property itself – building inspector does check a lot of things (dampness, roof, switchboard, appliances etc) understand this so you can focus on what’s important to you
What can and can’t you change? Location!
Noise
Natural light
Size (yes and no)
Aesthetics
Storage
Immediate vs future work
Parking space/permit parking/traffic –can you fit in the car space? Is there a storage cage included? Make sure you get the right lot number!
Renovations (speak to your legal representative) & new structures, sleepout, decking, carports, open plumbing applications. Are they all approved & signed off?
For apartments:
Car space on title/storage cage
Courtyard on title
Common area
Overlooking
OC fees/minutes etc (can do this before/after inspection)
The local area:
Can do this before/after the open:
Zoning & overlays
Planning permits, major works
Local amenity
School zones
Streetscape
Transmission lines
Social housing
And what about the ‘vibes?’ Most importantly - DO YOU LIKE the property? And if not, why not?
