It's easier to be inside the truck than to be out in the heat. So I'm okay with this. The question I had, I'm getting ready to put new flooring in two bathrooms, my kitchen, and my laundry room. And I had a guy come out and we were talking about putting in the showers, shower and walk-in tub and all that. And he mentioned the vinyl flooring. LV, whatever. Yeah, LVP. Yeah. And he was kind of praising on that. And I guess it was curious what's your opinion of that kind of flooring. And if you have some any kind of tips, I know I've been looking at,

3:07I'm thinking I'm going to go at least the 20 or 22 mill, whatever it's called, wear coating. Yeah. But just was kind of curious of any thoughts you had on that type of flooring. And if there's a different or better option, I don't really want to be tied. If there's something else out there that you know that you can or suggest. Yeah. So the vinyl flooring that luxury vinyl is what that stands for. So it is a very good, good quality floor. The biggest thing to definitely know about it and have a lot of conversations about is just the each product. You know, all products are not created equal. And you can have luxury vinyl floors that are better, that have that thicker, wear layer,

4:09all of that to where it is a better product than a lesser product. That's not as thick that wears out quicker. And generally it's that's kind of into that old saying, you know, you get which pay for it. It's like you got to watch that you don't pay a whole bunch for something that maybe is the lesser quality. But that would be your only downfall is you just want to make sure you're getting higher quality luxury vinyl flooring and it will work. It will last. We put them in all the time. They're great for kitchens and bathrooms and basements that is really, really good. And the investment is way better than actual tile floor. There are people out there that think they, you know, they might look at them and think they look kind of fake or they don't like the way they look. I'm, I love them. I think they're great. I think they look fine and you can get them to look like wood, you can get them to look like tile,

5:14you can get them to look like all sorts of floors. And it works out really well. Just make sure you're getting a high quality product and it'll do really, really well for you. Well, and so what's the best way to research the hasn't and figure out which ones are the are the top quality? I mean, I've been kind of Google in them and going with the pros and cons and reviews and all that stuff. That is what's the what are some of the top brands out there? I mean, I think I saw Pergo is making them. I didn't realize. Oh, yeah. So Armstrong and Cortec has both have some really good, you know, luxury vinyl products. And I tell you what what I advise people to do a lot and in all sorts of different areas and

6:16what I really do in these type of areas, especially for like these flooring products is we bring in our flooring specialist and let them have a conversation and help in the selection process and they kind of teach our designers in that selection process like what to explain, what to look for and they kind of advise us in the different lines and manufacturers and things to use for certain types of those luxury vinyl flooring products. So what I would say is so we go to classic carpet. It's like classic carpet and flooring. It's out in North County in Floreson. And if you talk to them, if you because that's where we get all our product from, sometimes they'll

7:16install for us. Most times we install it. Our guys install it. But regardless of that, it's like picking the good quality. You know, when you get to the specialist, the appliance person, the flooring person and you've got someone that is good and you know and you can trust, then you can really get some good information. And it's the same way with HVAC and all sorts of things. It's like talk to those guys that do it about like because they don't want to come back and they don't want the flooring. So the good professional ones will explain that really well even in, you know, what kind of what's the best water heater or what's the best furnace. It's like, well, these guys have been installing these forever and they don't want to come back. So they're advising on what works the best last and they get the least amount of callbacks from. So it's kind of like go with that installer, that expert on that. So I would talk to one of the people there, Mike Rose, the owner and and pick that flooring out and let them help describe like

8:23what's the difference between the lines and what do you get out of it and they'll educate you real well on it. Okay, and what was the name of that place again? It's called classic carpet and flooring. Okay, great. It's often like West Florescent, something like that in North in North County in Florescent, Missouri. Okay, I used to live up that way in Ferguson many years ago, but I'll go talk to them. Thanks a bunch. Yeah, no problem. You're very welcome, Chris. I appreciate it. Appreciate the call, the question and that is something I've gone over a lot in all sorts of different areas. It's like really, and I've told the plumbing story several times with with the instant water heater from my buddy that like bought an instant water heater that like a tank list unit that was rated the best on the market. It was number one. And when you looked into it,

9:30everything was perfect right up until you talk to anybody that installed them, worked on them, anything to do with it. And everybody he talked to was like, don't use that. And he went ahead and got it. And when he purchased it, they were like, I don't know that you want that one. That's that that might not work out real well. And then he, well, but it's rated number one and, you know, consumer reports and all this different stuff. And it's got all that's been tested. Number one, the best. But it was so hard to do, so hard to install and so finicky. And then all the parts came from another country. If anything happened to it, it would take 30 days or more to fix it. If you needed a part, if it was so hard to put in and they told them not to do it. And then he called me and asked me if I knew anybody that would install them. And I said the same thing. The guy when he bought it, it had replay me and said, I was like, oh, you didn't buy this Bosch unit.

10:31Did Jenny's like, oh my God, yes. And, and finally had to hire a plumber to help him get it running because it was that difficult. So going to the people that do this to find out in those particular areas is the best way to do it. And even for me, like, I've been around the block several, several times. I wish I knew everything, but there's pros and cons to everything. And you just, there's so many sides to everything that it's worth getting to the person that specifies that area that's been in just that area and studied that area and knows everything about that area. So when I have brick questions, I know who to go to. When I have flooring questions, I go to micros, a classic carpet. When I have foundation repair questions, I know to go to stratum and who to talk to there, Kevin and the guys there. I got, so I've got this all in place

11:38to kind of help me because I'm not that specific person in every single area. But having that person is the best thing that you can do and that'll get you the best information there. You're welcome. I'm working in a, well, I go to a kitchen, commercial kitchen, in a shed, very nice.

14:50It's got a rough concrete floor in it that with all of whatever goes on in the kitchen, it's kind of black. It's not ugly black. It's not slick black, but it's junky. Is there any kind of product or procedure that I can make that floor smooth? So it's easier to clean. So yeah, actually you can have that floor polished. You can have it. I mean, it's kind of like refinishing a hardwood floor sort of, and they literally like sand the floor. They sand it to a point where it's polished. And then you can color stain. You can do all sorts of things to it to change the look, the color. And it's basically a smooth, polished

15:52concrete that is very easy to clean up, sweep, all of that. You got to be a little bit careful with wet if you're in a commercial kitchen, if it gets kind of wet and maybe it'll be more slippery once it's polished. But that polished floor is very, very good long-lasting, durable, handles water. You can hose it off. You can mop it. You can all of that. And it'll work in the last really, really well. Okay, I figured somebody was probably worried about flipping you know, in the kitchen. That's probably why they did it. Yep. Let me see. My question is what kind of a tool or where do I rent that tool or what? Well, that I'm not positive about renting that. And I'm a little bit afraid that that would take a lot of research and a lot of figuring out to

16:58really get it well and be able to perform that. I feel like that's going to be a difficult DIY task to try and take on. And I'm not even positive. I mean, I guess you can rent that type of stuff because it's like the diamond spinning wheel. Almost the same as like outside that concrete guys have when one slab is kind of raising up higher and they kind of grind it off. It's kind of that same type of equipment of like a grinding sanding of a concrete and it just goes finer and finer and finer until it's like that polished finish. So I am slightly concerned that it would be very difficult to DIY that. Okay, so I got a shop around to find a rental place that does that commercial kind of thing. Yeah, and I would probably do a whole lot of research.

17:58The cool thing is is on YouTube there's probably a ton of concrete guys that have made videos on what they use and how they polish concrete. So I would have to imagine if you looked up on like YouTube polished concrete videos on how to you know, how to anything in people make videos on how to do absolutely everything. And you can watch them see what they're using and then you kind of go to the rentals saying this is what I'm looking for. So not impossible because people do it and everyone doing it did it for the first time at some point. So don't get me wrong, but I just feel like this would be a heavy task. Well, I've stripped out, stripped hardwood floors a few times and the thing that I found work the best was not the circular

19:02polishers are going to call them the circular ones just don't work with a darn. What I liked was that one that's like a pad that like like a bandsaw. Yeah, like a belt belt driven like a belt sander. Yeah, it works so good. You know, it's like don't let this thing sit in one spot, you know, very long at all. Yeah, that thing or else you're going to end it down to who knows what. Yeah, and most of those people, yeah, they kind of yeah, they start out with the belt, get it down so far and then they get into when it gets really, really fine. That's when they approach the the disc, you know, that sort of thing. So yeah, no, it is. It takes time and learning and all of that. So that's just why it could be difficult. But you know, I watched, I watched my neighbor, Caddy Corner across the street from me years ago where I lived. He was a, he used to live in New York,

20:05he was a police officer there and then he lived in Caddy Corner from me across the street. And he was in to just like kind of some computer. He worked from home, do an IT computer stuff. And I watched this guy brick his own mailbox. And it probably took him 20 times longer than a brick mason. But it looked just like the brick mason the day he got it done. You know, and so all that things are possible that way. And everyone starts from the beginning and how to figure out how to do it and how to learn it. So yep, it is possible. So I wish you luck, Kevin. Okay, thanks for the recommendation about YouTube because I use YouTube all the time when I don't know how to do something on car repair and stuff. Oh yeah. And you will find every making model of a car. You can, you can look up a 2005, you know, whatever, whatever about the door switch. And you'll

Hey, Paul. How you doing? Okay. How about yourself? I'm doing great. What's going on? I'd like to ask you. This isn't a repair question. But are you familiar with something that's new on the market these days called ADU use? Uh-huh. Yeah, yeah. The dwelling units they talk about like in the backyard, that sort of thing. Yeah, how is that accepted in St. Louis area? So it depends every municipality is going to be a little bit different. So there are municipalities that are more concerned about them and won't let you have them because of the they don't want to have rental properties. They don't want to have multi-unit properties.

22:10But there's other other parts of St. Louis that are perfectly fine with them. So it's kind of hit or miss. And I would say you just need to call your municipality and say, you know, is it allowable? Because I've seen areas where it is and I've seen areas where it's not. And St. Louis City is definitely getting into letting that that happen. But St. Louis City has a lot of multi-unit buildings and you know, so they're more apt for the rentals and the different things. But a lot of neighborhoods are just worried that people are going to build them, rent them out. And it's just going to run the neighborhood down when I don't I don't think it would. But okay, you know. Right. Now, um, some people even don't have a separate building. They maybe we can convert maybe a second or even they have a third story floor in their home. Mm-hmm. And then, um, I'm wondering, um, what about other places like St. Charles,

23:21though, where went the, um, maybe old foul and I guess as you said, a person would just need to check with their municipality that they want to build one in. Yep. Yeah. I'm getting a lot more people today too that even when they come like to us at Mooseby and they're thinking about, they want to talk to us about building something like that. I've getting a lot of people now that they check into it before we even go out and see them like they know whether they're allowed, you know, or not. But there's a lot of, there's a lot of municipalities too that even like over the garage or like over detached garage or, um, you know, going into the third floor stuff like that, like they will not permit and allow you to have a full kitchen in that unit. You could have like maybe a partial one but not like a full, cookable, 100% kitchen and that is the municipalities that are

24:29worried about, you know, people renting out a portion of their home or something like that. So they'll limit you to like what size or type of appliances you can put into a kitchen or a kitchen net in any type of project that you were modeled. They can stop you from doing that fully because they don't want to have multi-unit buildings, you know, or the area is just not zoned for that. Yeah. Because it's zoned for strictly single family, you know, houses and that's the only way they'll let you have the building. So yep, you would have to call each and every one of those municipalities and just find out if they allow them. Well, I saw this on this old house and they said that they were, um, they took a field trip to Atlanta and they said it is really a big item there. And then people up in Boston, they're really

25:34starting to embrace it. So I know they are super efficient structures, you know, maybe anywhere from 500 to 1000 square feet at the very most. And as you may comment that, um, really not a full kitchen. Yeah. There are some that will build maybe a smaller structure and possibly put in a a small pool on the side. Oh, yeah. Yep. And I have a little kitchenette in there and all of that. And yeah, and that, you know, that's allowed some places and not others. But the true accessory dwelling units that you're kind of mentioning is generally is meant to be like a full living space for, uh, you know, older parents or vice versa younger kids outside the house as opposed to the

26:36parents in the main house or the, you know, so it's just like a secondary dwelling unit for someone. And yeah, that's, that's where the, the line starts to get drawn in the sand where a lot of them are like they don't want that full, you know, living unit out there. So I appreciate the call. 29:43texts here. I'm going to jump in this first one real quick. We got a text question about a vinyl flooring with a gap in the floor about a half inch wide gap. They were talking about that they've tried gluing and they can't get this vinyl floor to stop from moving around. A lot of questions on what exactly is the floor because if it's a floating floor that clicks together, you shouldn't have these gaps and instead of gluing, it might resolve in taking it all apart and kind of putting it all back together to get it locked in and installed together. If it's a glue-down vinyl floor, then there's something between the backing, the floor underneath that's not letting that glue stick. It here, set up some kind of condition going on there so that could be a little trickier one of having to take that floor up again to figure out why it is the glue that should be working,

30:48not working. So without knowing more specifics about the flooring and the flooring product and that sort of thing, not a whole lot, I can probably deliver there other than either way I feel like you're in a spot where you're going to have to take some of that floor apart to really find out what's going on and then create a better solution to get rid of those gaps and keep that floor down for you. But hey, we got Bob just called in on the line so let's jump to Bob and see what's happening. Hey Bob, thanks for calling. Hey Rich, you're well, thanks for taking my call. Hey, last week I was listening to the show and there was a fellow that called in that said he broke his toilet tank top. Yeah, yeah, yeah. Anyway, so I got a couple of references. You mentioned Henry Plumbing. I would also, if I could say Milford Plumbing Supply here in South County, they're really good about that stuff because I had a similar incident. So, you know, I can appreciate that when it happens. I was able to get it done and reuse that product. So it

31:53it worked awesome. Yeah, that's awesome. Yeah, yeah. So for, yeah, the caller last week, I remember talking about that. Because yeah, you definitely boy, it's it's hard to buy the whole tank or purchase all this stuff when if you can find that lid. So yeah, Henry Plumbing is good. Milford Plumbing. Yeah, figure out what it is and get to the right people and see if they can find it for you. Yes, sir, exactly. Yeah, and I had another question, which is I have three by two by two preformed concrete blocks that I put in in 2009. And so I got them for such a good deal. I couldn't resist, right? You know, if you get them for $15 a piece, you know, I mean, they were a ton, right? I think they're about 600 pounds a piece if I can remember. But anyway, it's it's an awesome wall. It's a 20 foot long by a six foot high roughly. And so anyway, these, you know, they weren't all perfect, but they were imperfect. You know, concrete pastings. And so I put the best ones down

32:57along the longest wall, which I have like a 50 foot by six foot long wall, you know, in the longest section, but the short section here, those are where I use the less than desirable, you know, product. So now I'm thinking I want to, you know, they're kind of like Boulder Faced, you know, I mean, they're not they're rough, you know, me. Some of the concrete has been worn away from some of the varmints, the squirrels like to, you know, sharpen your teeth and their clothes on it, you know, so they started pulling stuff away from it. And what can I do to resurface that, you know, in the areas where that's, you know, the big problem. And then I'm going to probably do some type of a coating or a paint or something over it to make it all uniform. Any suggestions? Boy, just is it a concrete color on these blocks? It's just like a, you know, regular concrete, like limestone color. It's not red or red. It's just a red white. Yeah. No, it's, you know, it's just the

33:59way it, you know, they left it that I go on the team is the left over concrete and they just poured into a form and just, you know, made the blocks and, and so I'm just trying to figure out what can I do to kind of preserve it, maybe improve the work, you know, after, you know, from 2000. Yeah, sure. Yeah, and so any kind of patching material you put in there, just make sure it has an adhesive, like a hydraulic cement has like adhesive in it, so that will help. So maybe kind of power wash it, get it, get it clean, let it dry, and then use like a hydraulic type cement that has some adhesive and you can't even look for adhesive that you kind of spread on a little bit first and then you use the coating, the patcher on it, but the hydraulic cement is, it's like really dark because of everything that's in it. So if you're going to paint it or do something to kind of dress that up, then that would be a good material to use because most people just don't like the way

35:04that it's such a different color. Exactly, and that's so much darker. Yep. You just see it right away. Yeah, it's going to stick out like a sort of foam. Yeah. So my thought was to try to find some type of, but, you know, once I do the patching and get it all, you know, seal up the best ways to find a coating that will make it uniform. Color-wise, I can, whatever color, I can do it 10 different ways, but I've heard of some other ones like, let's say for example, some of those garage floor coatings, you know, maybe speckle or non speckle, I mean, depends on what you get. But with any of those that work for me, or would I probably be better off to call it professional, we have them, spray it and make it all uniform, you know, so there's a couple of ways, you know. Yeah, I would think you could just do, I mean, if it is just a masonry product and you do your patching and everything, I would think you could just do any type of, you know, actual masonry paints,

36:07that, you know, they have like paints, the dry lock stuff like that, and I would think you would have very good success on a vertical area just doing, you know, getting some kind of, you can get a color kind of like the same, you know, faint gray or something just to kind of keep that concrete color and basically just paint it. Yeah, yeah, I mean, the masonry primer and paint is going to hold up pretty well. Okay, gotcha. Yeah, I mean, it's solid, it's not going nowhere. I mean, it probably weighs, you know, yeah, yeah, you're looking at, you know, all that size, you know, weight wise, I mean, I would, I would say so, you know, with the total of everything I bought, you know, I said, probably weighs almost as much of the house. Yeah, sure it does, yeah. But I just want to make sure I put something on there that will, you know, give it another five, ten years because I'm an old man. So, you know, me, yep, no, that's the next person I have to, you know, say, oh, that looks ugly. I said, now I want it to look good one more time and, yeah, good masonry, masonry primer masonry paint

37:13on vertical, you don't necessarily need like on those floors, the, the epoxies, the two part epoxies, the mix, it's great because it's a floor, you're walking, you're driving, you know, it gets so much more abuse, you're on the vertical, everything, the water runs off, everything, the verticals always last longer. Right. So, yeah, good masonry. And we're going to put questions. Where would I look for those types of materials? Because, you know, I don't want to go to the big box store that I probably have, you know, tells the stuff that I probably paid way too much for, and I don't, I'm not going to be able to, you know, use it effectively. Where would I look for those types of materials that you were, we're talking about? So, the, the patching stuff probably is going to be like a big box store, because the only other places to get that type of stuff might be like new way concrete forms or something like that. Okay. Luster, how can we help you? How you doing? Thanks for taking my call. I've got a, one of those old school sealant that got that paint with the sand and it, and they swirled it

39:20on the sealant. And a couple of areas that is separated from the sealant. And I want to just bring that all the way down. Do you got any suggestions? How do I get that out off the sealant? So, you want to get rid of the sand swirl? Yes, sir. Are you trying to do that on the entire sealing or just like one area so you can patch it up and then kind of reproduce the sand swirl? Well, it looks like when I bought the home that somebody has done some of that and I've got areas in the sealing where they just didn't redo the sand swirl that I can, they just paint it over the area where it came down at. But I just want to get it all, I want to, I want to just move it all down on the white dust, but it like that. Sure, sure. So, so yeah, you're into a skim coating. Basically, what you do is you take your taping knives and you scrape the sealing as much as possible.

40:24You knock as much of that sand off as you can. You can even use, once you've done that, you can even use a like a drywall sanding pad that's like rough and kind of get a little bit more off with like a drywall sanding pad. But then once you do that and you get as much off as you can, you're basically taking joint compound and you're just skim coating that entire sealing and then sanding the sealing with a finer drywall sand, the real fine screen and then prime your paint job starts from scratch then with prime two coats of painting. You're pretty much starting over to to get it smooth like that. So yeah. That sounds like a lot of work. Maybe I just might want to do it just, just, well, that sounds like a lot of work. So yeah. I might just, in the area where it's come down at, I might just mix some paint and put some more sand back up there.

41:28Yep. So, so yep, what that's what you do is you take that area, you kind of scrape around it a little bit so that you can kind of patch if you need to skim coat like a small area to make it kind of smooth where stuff came down. Sand that, prime that and then you put the sand in your paint and it's kind of a trial by error. Put so much, try it, do a little. If you need to add more sand, mix it up, do a little bit more to get kind of the same consistency and then you just kind of create those swirls with your paint brush and then you can kind of sometimes once you've done that, then you might want to paint it three or four different times, multi times, just to kind of help it blend in some because that sand will be a little sharp and you'll see it a little bit more. So paint it like four coats, something like that will help that out. So Oh wow, great advice. I appreciate it. Yep, you'll be a smaller job that way.

42:34Yeah, I think I'll go to that route. Yeah, I don't blame you. Yeah, I appreciate your advice and thanks for taking my call. Yeah, absolutely, absolutely, not a problem. 43:40high, you might start to run a D humidifier or something. That can be kind of the downside of running fans all the time in the heat of the summer.
