Always read the scenario questions twice, specifically identifying the role of the licensee. Are they a single agent or a transaction broker? The correct answer depends entirely on the duties required by that specific relationship. A final check of all math calculations is crucial. As simple arithmetic errors under pressure are common.

Now, let's reinforce the most confused concepts. First, brokerage relationships. Florida has three types, single agent, transaction broker, and no brokerage relationship. The state presumes you are a transaction broker unless a different relationship is established in writing. The biggest trap is confusing the duties. A single agent has full fiduciary duties to their principal. A transaction broker provides limited representation to both parties and does not have a fiduciary relationship. The exam often tests this by presenting a scenario where one element is missing, making the contract void or voidable. For example, a contract signed by a minor is voidable by the minor. Also, remember that real estate contracts must be in writing to be enforceable under the statute of frauds. A common question involves a counteroffer. Know that a counteroffer terminates the original offer, so a party cannot go back and accept the original terms after making a counteroffer.
