Sunshine Club Condo-Hotel Breaks Ground

This 14-unit project sits on a 0.28 acre lot at 12,200 Gulf Boulevard. City officials in the Pinellas Beaches Chamber marked the start with a groundbreaking ceremony last month. Pro-development USA from South Florida bought the site in August 2025 for $1,500,000. Local developer Bill Karnes is handling construction for the new owners. The land once held two small homes built in 1935, now clear for the build. Treasure Island's vice mayor called it a sure hit for the area. The spot mixes with nearby homes and condos just steps from the beach but not right on the water. It fits the city's resort high facilities owning, maxing out density and height limits. The building will have five levels of two bedroom units above ground floor parking for 15 cars plus bike spots.

1:01Expect a fenced pool, spa, deck, and private balconies on each roughly 1,000 square foot unit. Upper floors offer partial Gulf views with top finishes. Sales kickoff soon through century 21, starting around $950,000 per unit. The project should wrap in about 15 months, opening sometime in 2027.
