0:00All right, all right, all right, no, this is podcast, no, welcome to the 711 podcast. Now we got the guest here and y'all know how we do interviews on here and we're going to do it. Yes, and we're also going to know more about you and maybe a little bit more about me. Some things that people don't know about me, but my first question is, what is something that makes you happy? Well, my name is Julia, Julia Hurley and I am in the study to the great state of Tennessee and what makes something that makes me happy, I love to learn new things and currently I am learning the Italian language and I am studying Italian and as I progress into actually being good at it, it makes me very happy. Ooh, what a hell, yeah, I learned a new language.

1:01To be honest, I've not learned a language, tried Spanish and I did it, I suck at it. I had this story time, this one shit, she came on to a live podcast and I did one time and I tried to be honest and she is laughed at all, like she was like, man, you did not speak this man. I was like, what? I don't know where I was going to speak this man, but to me it was sounding great with this. Well, you should never disparage someone else from trying something new, that was rude of her to do and she could have helped you through the conversation easily if she knew how to do it. That's true. That's rude. Yeah, that was rude though. I just learned something new, you should be excited for them. I agree, I agree with that, it should have been decided for that, you know, and I should, you know, let me learn a little bit, instead of just saying, oh, I know I was bad man. It's like, I am right. And my career looked a little side note, it's a side note here, but in my career of doing

2:08this, I had ups and downs, I don't tell people, burnout is a real thing, like you have a podcast. I used to do live shows every single day, and it was bad, it was bad, it was bad, it got sort of point where, while I'm doing this, I literally had almost mentally crashed out one time. I was like, oh, it's crazy, because it was live and you had always tick-tock kids coming over and it's like, oh, here's come this tick-tock kid, this kid's our kid, and I had people just adding me all over the place, and like, well, can I do a show when I'm getting flooded with a whole lot of people, I'm like, man, I'm about to crash out, I'm about to literally bend, and just sat down, I was like, how can I keep doing this? And then I'm virtually quitting it, and I've been a couple years off of it. I think maybe, I don't even know the number of it, maybe it's three or four years off

3:10of doing live broadcasts, because mental health is very important, because if you're going to be at the point where, is it me or is it my sanity, do I keep it, or do I lose it? Well, I just second do it, but I mean, it's not easy, it's not easy, bro, is anything you do, podcasting, you know, jobs, like all types of jobs, we'll give you burnout, but you have to do it just to survive, though, some people don't look at it that way, but it does bring you out, though, but... Well, life in general can burn you out, but go outside, touch some grass, chill, take a minute, take a deep breath, or 10, or 20, and reset, and get back to work. He runs about that life, would, damn, I didn't think about that, though, I didn't think about that, I was like, yeah, that is true, yeah, life in general, you will get burned out

4:12by a lot of things, and some people don't necessarily want to take breaks, and I had someone tell me all the time, they said, it's okay to take breaks, and I was like, I was like, yeah, you run me, I need to take a bite, but I just didn't want to go for it, man, this is a good podcast, and this is good, I'm being consistent, and I had got listeners and stuff, and I said, man, I mean, but it was, I knew people that loved podcasting wanted to be on there, and they started podcasting with YouTube, I said YouTube is very hard, so I said, now I'm not going to be on YouTube, and it is one point I got someone who was like, well, why do you need more for podcast, for podcast, and I was like, well, I needed that for it, because I feel like it's something cool to have, and I just let them, and I was

5:13like, yeah, I think that's more of a YouTuber lane, and that's another thing, don't let people discourage you from, from your dream, you get burned out, do whatever you want, do what you want, well, yeah, that's why I looked at it, I was like, what the hell, I mean, and a lot of podcasts, links will just automatically upload to YouTube for you anyway, so just let it do it, true, it's true, like that's the thing, and yeah, YouTube is good, it's good platform, yeah, I had to, I had to keep one of my podcasts, I had to keep it private, because we swore so much, and I was like, oh, yeah, YouTube definitely, I'm like that, but I understand that, I understand that, because these restaurants, I mean, they, I had it one time, I had it on YouTube, and I had put it there a couple of years ago, and this dog on soccer was flagging me every video, I was like, yeah, I'm mad at you, I'm gonna be a podcast and throw it on here, but I want to reach

6:14more people, I want to get to let people know that, okay, you're here, reach for your audience, because I did Spotify for like five years, five and a half years, and I got up to 4,000 total listeners, so downloads, whatever, and I was like, thank you, but I got in trouble, and I went against the rule, and I got in trouble, and then when I got in trouble, I had a better plan, so I always tell people, sometimes you go through things in a certain amount of seasons, sometimes it might not work out, that's, you completed that, so once you complete that, it's time to create a new dream, always be sure, yeah, so some people don't want to be old, anything more, and I'd be sitting, I'd say people that are talented, and I'd be sitting there, like, you're so talented, why don't I do it, why don't I do it, I know I'm a weight 15 years,

7:15I'm a weight 20 years, I'm a weight 30 years to do it, and the time is now, and either do it, or if they're just throwing trash can, I mean, I know people have talented, people that could write books, the right movies, but all types of stuff, and sometimes I could see people's vision before they even see it, but they should see it themselves, but they see it, but they don't want to admit that they see it, or if they want to do it, but I always ups and downs on life, life is a roller coaster, but are you going to take the right route, or are you going to take the wrong route, but maybe like that though, but it's ups and downs to life, ups and downs to your mental health, it's ups and downs to, you know, not get it, and that's one thing I learned in life is not to be one, I used to do that a lot, and I say, you know what, I'm quick, and their opinions, their opinion,

8:19social media doesn't make any difference, just be honest though, I mean, don't like social media, but don't love it, you know, because when you're on social media, there's good things and bad things, but is it good for your mental health to be on it daily, 24-7 365 days a year? No, I mean, I got burnt out, and I started to quit, because the reason why I quit it started quitting, and I'm on it a little bit, but I just started scaling back, because I said no, this is not good for mental health, and I just like, okay, what am I doing for social media, am I using social media as a tool, or am I using it as a hobby, or am I using it to be here in the moment, to have friends, or am I being here in the moment to use social media as a tool and build my brain, so I mean, yeah, there's a lot of things though, there's a lot of things that comes with that, because some people think it's like, okay, I'm just here for friends, oh, okay,

9:25why not build, some people just don't build, just look at what everybody else is doing on social media, instead of looking at what everybody else is doing on social media, I was a victim to that, and I was like, okay, I used to always watch other people build, and I said, why I'm not building, why I'm not doing something, you know, and it comes to that comparison where people start to compare themselves, and they'd be like, oh, I'm gonna compare myself to this person, because they got it together, or they got it together, or this person got it together, but it's like, no, it's not like that, you know, when you stop comparing yourself, you start looking at life, a lot of different, because I've been there for a thousand times in my life, I don't know, have you been there, but before, but I've been there so many times, and I was like, oh, okay,

10:26and start building stuff, let me start putting things together, let me start, you know, putting some effort into it, you know, you have to put effort into it, anything, and everything that you do, because you don't put effort into it, what's the point in sitting there, just watching grass grow, because some people was like, the grass grow, they said, oh, I'm not the grass grow, and I'm just not doing my thing, I'm not gonna, and never let anybody discourage me at all, because some people discourage me, so many times, like, I didn't let that hit me in the face, I let it hit me in the face, but then I realized, I just can't listen to that, then people know more, because at the end of day, I gotta let it off, let it go, if we don't want to cut off and let it go, people, and I see a time that doesn't happen, I'd be sitting there like, do you have that person going, even if it hurts me, but I used to have that problem, and damn, I'm not trying

11:28to be this whole interview about me over here, but, but it's like, you know, I'm just, I'm just talking, I'll talk all day, keep on talking, you know, and I don't know, you know, what's okay, so you just as you do real estate, you know, something like that, so, and I had that spread your email, you do a lot of stuff, I just like, this is a lot, this is a lot, it's a lot to read, so, you know, I have an HD and I've got this a lot, because some things I do not remember, about a person, a HD and it's just boom, brain will go blank, but I always think one fact that I remember from a person, I just want to say, but how is real estate, is it like, is it like, I don't know how to question this, but, is it, what's it your passion, or is it your passion?

12:29It ain't real estate. Yeah, 100%, real estate makes money, money has, gives me freedom, so yeah, 100%, real estate is easy, once you've done it for 13 years, we own our own brokerage, we have 10 agents that work with us, we use contract negotiation, now we do contract negotiation for collegiate athletes all across America, we've just incorporated so many things that go into contract negotiation, that's not just real estate anymore, and that's given us the ability to bounce off seven levels deep into new businesses, new business ventures, title companies, et cetera, et cetera, so, being in real estate for over a decade allows you the opportunity to earn an income that gives you the financial freedom and the personal freedom that I think a lot of people seek. Financial freedom, that's the good thing, you know, I love financial freedom, because, yeah, that sounds interesting, you've done it for 13 years, and it becomes easy,

13:35I mean, that's amazing, that's amazing right there for 13 years, that's amazing, I mean, I never done real estate before, but it sounds nice, though, I actually like that, it's your passion, that, you know, any love, don't get it, you know, some people use something all the time, do something you love, you know, don't do something yet, yeah, like, okay, I was like, I was like, why isn't that, and I'm like, no, because sometimes if you do something, you know, I'm gonna be that long, you're just gonna be like, I'm just doing it, because it makes money, but yeah, but I like that, I like that, you know, it's actually your passion, if 13 years, and also, and you're in the broker, the broker department, you know, I mean, that's not so amazing, what is a broker? I keep hearing that, but a broker is who's in charge, so I'm a broker owner, so not only own the brokerage, but I broker the brokerage, and a broker is someone who has at minimum three years of experience and passes a broker's exam, and I guess 250 hours of education

14:38and schooling to be able to get the broker's license on top of your regular real estate license, and to be able to be a broker, you have to oversee every other agent's contracts, submissions, listings, buyers, make sure they're in legal compliance, make sure they're advertising as legal, make sure that they are acting in ethical boundaries, et cetera, et cetera, et cetera, so you manage every agent until they're able to get their own broker's license, or most agents don't get their broker's license, so you end up with them forever. So that's like the rookie of it all, like a broker's kind of like a rookie. Well, hey, it would be the rookie, the broker's like the owner, so yeah, we oversee everybody, and all their stuff. Yeah, yeah, that's a lot of steps, I should like that, I should like that, so it's like hmm, so it's like so, so we know not to put this question.

15:44Okay, so who sells the house, the broker like handles the financial part, or like the broker handles literally everything, but the agents will go out and get their own client, so an agent goes out to get the listing, an agent will go out and get a buyer, that buyer or that seller will hire that agent, I oversee everything, every step of the way. That makes sense, I don't even know what that is, because I stick it in TV shows, and I'm like, what the crap is that? Cause I never knew what it was, I was like, I was just sitting like, what is it? I mean, that's cool though. Yeah, being a broker is actually cool. I think I'd rather be that. A lot of work. Oh, why is that stuff? It's like that. That's not tough, it's just a lot of work. Like you really have to be able to know when your agents need help, but what your contracts are doing, and who's doing what, when, and where, and make sure they're in compliance with the state, all the time. Yeah, I think I'd rather be the agent now. Yeah. Well, that's why a lot of people

16:50don't get their broker's license, they don't want to be a manager, they don't want to oversee everybody. They just want to make money, you go home as they should. So if you want to be a broker, be a broker, you don't want to be a broker, don't be a broker. We support everybody, we just want everybody to be financially independent and free. Oh, I definitely would take, I definitely would take that, you know, the agent room, because it's just like, it's just easier, because you know, like you're out, say, hey, I got this listing, boom, boom, like, hey, you know, this one, I'm on the go type of person, I don't like to be on the go, I don't like to sit behind the desk, because that's, yeah, the ADHD and me, that's, that's one reason, but I can't, let's just like about do, it's just like, oh crap man, I need to get up and go do something, or just find something to do, or go talk to somebody, like, yeah, get up, I think that you would be very good for TikTok live. I mean, I think that you could talk, on a TikTok live,

17:52I think you'd do pretty well with that, I think you'd do really well. You might want to bring your podcast to TikTok live. I think that would be really good for you. I thought, you know what, that's so, you know what, that is, it just reminds me though, I was supposed to did that with a person one time, and we never did it, and it was for her show, and I thought that I was like, I saw the visual, I thought, I told her, I was like, we need to get on TikTok, but she, it was her idea though, we thought I didn't want to present it, but, I was like, I was on the phone when I told one day, and I said, we need to get on TikTok, we were still going to go on TikTok to, to the shows, we were like, boom, we want to do that, because they were still stuck on Twitter spaces, but I was like, I don't take that, I would have blew her podcast up even more. They would have blew my podcast up even more, but I mean, you know, and I was like, man, we really get to get out there and do this, I think it would

18:52have been a better audience, you know, saying that Twitter space is a little good, but it's up and you know, I mean, some dial, you know, I don't use Twitter like that, I mean, yeah, I'm sorry, I'm going to help, you know, but I do see that right there, you know, I might have to try that one day, I don't know when, but I might try one day, and maybe, maybe it might be a good venture for it, because I used to put my clips on there a lot, and I used to put my clips on there, and so I was like, uh, it's TikTok thing, I was like, okay, what a car, what is it, what does it, what does it, I used to use TikTok before it came TikTok, it was called musically, and I used that a long time ago. Before that, it was fine. Right, right. Oh, I didn't think about that, I didn't think about it, yeah, I forgot about that, that's fine, yeah, you're right, it's fine, it's fine to musically now TikTok, three title changes is crazy, that's like in basketball, you change three different things

19:57and one is on the span of a year, but it's like, it's the end of that, I never tried that, I think, I tried to get that girl to do it, so I was like, man, what are these guys, oh my come, oh, they said, I don't think they forgot about it, but they stroked it off like it was not a good idea, but I said, yeah, it doesn't, it's the other thing about something, we can't get out of the comfort zone, okay, okay, friends are over here, they use this platform, or they use that platform with it, but at the end of the day, you can't necessarily have that reason of not going to another platform, because that's how broadcasters grow is to go to this platform, or that platform, it doesn't matter how many people you have on it, you know, just to do it, that's one thing I learned is I used to be caught with the numbers, whatever, okay, is to be caught with the numbers, it's stuff like that,

21:02okay, let's see, I mean, like this, like that, like this and like that, but that's what I was doing, live shows, and I was way back in 2021, when it was, they had Spotify Greenroom, I don't know, have you heard that, but that was way, way, way, way, and I was like, man, this is very sure as things, so good, it was good for the first few, perfect years, I did it, and I said, I wanted to, like, push out there more, then to just sit there, and then just sit there and just not doing anything, I was like, that's might be a good thing, and I did, made some friends, made some enemies, made more enemies than friends, because I just thought that was like, oh, I'm a whole lot of enemies in this world, but it was worth it, so it was worth it, I might have to venture to take time, well, if I started my journey with the interesting part is how I started it,

22:09I tell me this all the time, it's your story, and how I started, it was a lady that told me she said that you should do radio, you have the voice for radio, and I'm like, really, okay, let me see, I went on Google, I started radio, I found out, I ended up finding podcasts, and I was like, okay, whoa, I went and put it at anchor, now known as Spotify for creators, then I was like, okay, let me get on there, and then once I did that, I was like, what's started channel, I started to get to be one of my first guests, and she was like, oh no, I don't want to be a first copy, for listening, and I was like, okay, I'm ready, I think I already did, but um, this guy is great, I'm going to have to venture out, they take time a little bit, I, you know, I really think about that right there, but I might have to venture out to that one day, she see how I really is, but we got into like, okay, let's see, I want to ask a question,

23:18well, I don't know, do, um, who has questions about books, but I don't know, but I would say one, I would say one of my favorite books, okay, this, this is one thing, I have to break off books, I haven't read a book since I was a kid, but this one person had ventured me to this book, it was by Sarah J. Moss, or something like that, it's like, um, don't want to roses, they're okay, so I end up listening to the book, I have audio books, it's, it's better for me, I don't know, do you like more of audio books, or like, do you read, the actual book, physical books? I'd actually read the book, yeah, I like pages, I like to be able to highlight and make notes, it is big on it, big on that, yeah, that's way fun, because think about like, they tried to do now, it's like trying to make everything techno, technology wise, I'm like, okay, I like

24:21audio books, I still like a book that holds my hand, because it just feels right, so I was like, man, it's a book, open up this book, go back to his chapter, go back to that chapter, I mean, I love books, but definitely, I mean, it's made out of your books too, but it's the opinions on what type of book, you know, move, I mean, do I want to read this or do I want to, you know, read this or do I want to do this, but definitely would say physical, that would never go out of style, I would say that would never go out of style, because everybody's want to read the audio book, and they're like, okay, I want to read this, I want to do this, or that, but what is your favorite books, like mine, tipping point, and then my newest favorite is revenge of the tipping point, so both are absolutely fantastic books. I need to check that out, yeah, and then there's

25:22a see, there's a hit this man, it's such a good writer, these guys a book called Blink, which is awesome, I highly recommend it, so yeah, tipping point, revenge of the tipping point, and Blink. This is like a nonfiction fiction. It's like a mix, it's, gosh, it reads almost like a human study, this guy was a journalist for a long time, and talks about the things that he's learned, and why he's learned it that way, and then backs it up with scientific evidence. It's very interesting, the guy is a fantastic writer. Fantastic. I mean, it's interesting, well, I love a good writer, though, like a good book, just reading, just like, come back and just read for more, I love a good writer, because I used to write books myself, no, no, no, no, no, it's pretty good, but I just couldn't figure out a way to get all the way out there,

26:29well, I wrote a book called Panic to Profit, and it's on Amazon, if you look my name up on Amazon, you'll find it, it's right there, it's the first one that pops up, so type in Julia Hurley in the Amazon search bar, and Panic to Profit pops right up, and I wrote that about business and sports, so he reminds both my businesses in the one book. That's a good idea, yeah, I like your idea that you did for the book, and actually put it together, that's amazing business and sports, wow, did not expect that, I didn't get it out there, I didn't know he was a writer, I was actually a dog, I thought he did that, I didn't know that, I was like, wow, I like the title too then, do you have any other books? Do you write? Yep, I have a children's book as well, which is also on Amazon, so again, if you just type my name into the Amazon search bar, Julia Hurley into Amazon, both my books pop up,

27:31but the children's book is called The Very Contrary Fairy. Wow, that's amazing, that rhymes though, that rhymes, I really remember it. It's for children, but the Panic to Profit books for grownups, that one I'm more learned more about business and coaching, and it's just a really good analogy book, it's got some some serious stories in there, it's got some not so serious stories in there, pretty good. Ooh, that's nice, that's nice, man, check that out though. Definitely, I'd say that, that's nice, I love books, like I'm a book fanatic, right, if I had the choice to pile out of books and it went so expensive, I was like, uh, my whole shelf, uh, yeah, I've been reading them all just for the aesthetic, looking just like, yeah, I was like, okay, this looks nice, I thought like this, like a good book shelf, for me, bookshelves and nights. I bet you can hit up a thrift store and buy 100 books for a dollar.

28:34True, true, okay, that's it, that was be the best books though, I ain't got a lot of these best books, they hit them at a bookstore, like I love thrift stores, there's shops that don't have the best, it's better than you find the books. That's how they eat it probably, like, yeah, I'll be at shoot, I'll wear thrift stores, me, see, I'll wear thrift stores, shoot, no matter what it is, shoot, shoot, I'll go in there, because I mean, some people just, you know, don't like shopping, that thrift stores, it's like, I gotta go to the fancy bougie boutois, like, you know, you got me humble in these streets too. I agree, I agree, because people just, like, yeah, like, I don't like day, I can't die, you know, it's me, yeah, I love thrift stores, I mean, you talk, man, I can talk about thrift stores all day, but it's like, it's just, it's just like, it's just like, it's just cool, you just like walk in there, you're like, okay, what am I fine, did that? It's like a antique shop or something like that.

29:38Never, I've never been to an antique shop ever, but if I have, this was a long time ago, you know, remember it, but I think going into stuff like that and finding old books or old, just anything old, it's just amazing to see, it's just like, oh man, that's amazing, I used to be back in a day, I was like missed, but like that, it's interesting. And, yeah, it's just, just anything, I mean, meaning to cure boredom instead of being on social media all day, like, I used to be like that, I was 24 hours, 24 hours, almost over 48 hours of social media, but I was like, it's just like, get out, go, go to walks, touch grass, you know, you don't have to touch the grass. Definitely got to touch the grass, because I'm going to touch the grass. And that takes us back to our conversation when we started this podcast, so unfortunately, our time has popped up and I have to move on to another podcast this afternoon, but my best piece of advice that I can leave you with is please go touch some grass,

30:40buy my book, touch some grass, enjoy your life. Right, right, so that's our time is open, so I am going to end there right there before I get to yapping a little bit more. I love it. I love it. You know, because I don't want nobody to be late to another interview, but, um, yes, definitely touch the grass people there, literally, um, let you go for a dinner and, it was nice meeting you.
